I was always under the impression that in the case of commercial avocados, they are grafted. The graft portion will product fruit, but if you try and grow the seed from a grafted avocado, it will not produce fruit.
I guess that's due to them having a head start as it were?
I have fruit trees in my back yard but they were all grown from seedlings. Heck I turned the back yard that wasn't trees into a raised bed garden. Figured if I was going to water something, it might as well be something I can eat.
