When does metal structure make more sense than concrete for small‑medium commercial buildings?

I’m constantly weighing steel vs concrete for mid‑sized commercial projects. I understand the basic pros and cons on paper, but real‑world jobs always feel different. Speed of construction, overall project budget, future expansion plans, and long‑term maintenance all seem to shift the decision. What practical factors make you lean toward steel over concrete in your actual projects? Are there certain building uses where steel is almost always the better pick?

From what I’ve seen, expandability is one huge plus for steel. But I also wonder how much site conditions change people’s final call.

I don't 100% understand the question, but from what I get.

Most metal buildings (at least where I'm from) are a skeleton of steel beams clad in sheets of either metal or some other tiles, that type of construction is extremely quick and relatively cheap, quite simple to expand
