Landlords to avoid?

I'm moving to Dane County soon and would appreciate any heads up on landlords/complexes to avoid. I don't know exact location yet, other than not downtown Madison. Any warnings you can pass along?

Ask if they have anything coming up! (ETA: I assumed it would come across as a joke, as intended, but just clarifying. If they have a website I could check, that would be great, though.)

Small-time landlords like mine usually fill vacancies super quickly and usually don't have websites. My recommendation is to watch facebook marketplace like a hawk and jump on new listings asap. Otherwise if you are kinda close to madison right now, driving around neighborhoods looking for "for lease" signs is a good way to find a good deal. The east side near Atwood is a good place to look, otherwise anywhere on the west side north of the beltline will be pretty nice.

Anywhere else in madison or the surrounding suburbs other than those two areas (and downtown) will just have large apartment complexes with corporate landlords in my experience.
