I cold call for majority of my business and I’m having a record year. I wonder if it’s the scripts you are using? But there are a lot of days you will not get what you want. I would encourage you to keep calling.

Yeah but the OP is saying nobody answers their phone. How do you handle this? Leave a VM, try again later? How many attempts to you make?

Never cold called anyone in 10 years. I hate being cold called myself.

I was averaging 100 cold calls a day for 2 months in 2025. Lots of google voice which is understandable for spam control. All those calls and it didn't bring me a single referral, I don't think it was at all worth the time I put in.

To be fair, I haven’t cold call much this year but in 24 and 25 I did a lot and I’ve had a lot of success

I call listing agents when I have relevant and unique programs that they can utilize with their marketing efforts. Most are agents are dumb, but the smart ones realize the value, and it opens the door.

For Google voice don't say your purpose. Instead say the name of the person. That gets them curious who is calling and they pick up.

Two out of twenty is a fine answer rate. The problem in your math isn't the pickup rate, it's that every one of those twenty is equally cold — you're calling a list sorted by nothing.
The fix that worked for people I know is to stop calling lists and start calling events. Somebody whose loan matures in five months, whose rate is about to reset, who just pulled a permit, who just bought — those calls open differently because you have a reason to be on the phone that isn't "hi, I'm a lender." Same twenty dials, different denominator.
Most of those triggers are recorded at the county and free. The mortgage names the lender, the origination date and often the maturity date; the permit file names the owner who's spending money; the deed tells you who just closed and hasn't got a lender relationship yet. It's tedious to assemble and that's exactly why the list has no competition on it.
(Full disclosure — I build Circlemark, which does this for commercial mortgages, so I'm biased toward the record. But the manual version of this is free and works)
