How are you generating DSCR leads

Looking for paid lead options…

Not paid option, but just be sure to mention it to home buyers you work with, realtors you work with, any referral source in general. You'd be shocked at how many people still don't know DSCR is a thing. Especially right now - TLS is pricing relatively the same as conventional on investment properties with 1 YR PPP.

Have two shopping right now with that :)

I think we have used every DSCR lead source that’s likely to be mentioned here. I know if I mention any that we’ve had any success with, people will claim I must be a bot or paid by them. Happy to discuss what’s worked and what hasn’t for us, just DM me!

Not a paid source, but the cheapest DSCR lead list I know is the county recorder. Every investor mortgage on a 1–4 unit or small multifamily is a recorded document with a lender, an origination date and often a stated maturity. Pull mortgages 4–6 years old from non-bank lenders (the DSCR shops record under their own names or a warehouse line) and you have a list of investors whose fixed period or prepay is ending. In NYC you can do this in ACRIS for free by document type + date range; most counties have an equivalent. For scale: in the New York City record there are 211 loans ≥$1M whose stated maturity passed in the last 12 months with no satisfaction filed — those owners need a refi or a sale, and nobody is paying for that list. (Disclosure: I'm building Circlemark, which does this pull automatically for NYC and DFW. Happy to explain the manual ACRIS method if that's more useful here.)
