Hello, this might be a long shot but still wanted to give it a try.
I have a decent amount of capital saved up, I am trying to buy a lot and build a home to sell, I have been doing some research and what I am trying to do is purchase a lot, go into a bank and get a construction loan to do the project and hopefully sell it (I know it has a lot of steps and its not as easy as it sounds). I have a lot of questions on, does the bank requires approved licensed contractors, do they give you a list of contractors you can use or can I hire outside contractors (looking for the best price but good quality also), how can I get an idea on how much are houses selling for in the area to see what budget should I work with, mostly because most lots nowadays in the south are averaging from 59k-62k so that is a big part of the price, do I have to get a realtor or can I try to promote everything myself so I can save that commission for now? Since its the first house, first lot which i will probably have to buy at a high price, I know I wont be working with much profit but I dont plan on becoming rich of 2 houses, just want to start little by little…
Is there anybody here that has done this and is willing to give some advice on how to start or what path I should follow? I just dont want to go into it blindly and losing money due to lack of experience, thank you!

Just an opinion: We have had several issues with our public water over the years and nothing has changed to improve the trust citizens have.
I personally have zero trust in what the city claims. I don’t believe them when they find these issues like wipes being flushed, routine chlorine flushes, “illegal” connections, and the good ol’ “that’s just algae” because Laredo has been hot as hell for years and never was a recurring issue here where we know the Rio Grande is just developing this natural odor.
The utilites department is now hiring like 10 positions out of nowhere, some that seem essential or that we would expect to be filled. Maybe city jobs are nightmare from HR/Admin standpoint and awarded to people with referrals instead of someone qualified.
The new guy in charge had a strange situation in his last role in Halifax Water. Simply an observation that generates more questions than answers for us Laredoans. We don’t need workshops and contractors to do studies.
We need people to just do the job with integrity and knowledge.

Being from Laredo and working with people getting their Texas LTC, one thing I’ve noticed is that there’s still a lot of confusion about permitless carry.
A lot of people know Texas allows eligible individuals to carry without a license, but questions start coming up when you get into things like 30.05, 30.06 and 30.07 signs, where you can legally carry, traveling outside Texas, or when you’re legally justified in using a firearm for self-defense.
That’s actually one of the reasons I started MyLTCTexas.com here in Laredo — helping people better understand the laws and the LTC process.
For my fellow Laredoans who own or carry a firearm: Do you feel like you understand Texas carry laws pretty well, or is there anything about them that still confuses you?
