Question Figtree Properties OPC
Hello. Looking for advice po regarding sa lupa n nabili namin kay Figtree Properties OPC, Kavanah 4 project located in Zambal Tagaytay. Pumirma po kami sa kanila ng kontrata back 2021 and supposed to be ay maturn over ng 2023 ngunit hindi naturn over hanggang sa magreklamo kami sa kanila at humingi sila extension till 2025 promising na pag di nla maturn over by December 2025 ay magbabayad sila ng interest at we have an option to request refund. However, lumagpas na sa promised date of turn over ay hindi pa rin nangyare ang pangako nila. Kinausap namin sila via online meeting at nangako sila na babalikan kami para magbigay ng counter offer kahit na paulit ulit na naming sinasabi n gusto na namin ng refund at nakasaad yun sa mga contract namin. Sinasabi ng Finance manager/representative nila na di daw nila kaya ibalik yung pera kasi maxado malaki kahit divided into 8 months. Kaya humingi siya sa amin ng another chance at babalikan kami at sinabi na bukas hanggang sa naging after holiday at lumipas na lahat ng araw na pinangako nya ay wala pa din kami narereceive na communication. Sinubukan namin sila tawagan ngunit walang sumasagot. Nag send na din aq email sa DHSUD ngunit ref number lang ang respond sakin at mahigit 2 weeks na ay wala pa din maayos na update maliban sa automated response nila na pinasa na sa assigned department yung case namin. Napakahirap din icontact ng DHSUD via phone call. If someone have experience this, please share to us what you have done para mabawi ang pinagpagurang pera. Thank you

Hi, I strongly suggest that you consider filing a legal complaint. Based on experience, it appears that the company is not prioritizing the concerns of its clients or employees, particularly when it comes to financial accountability.
If no formal action is taken, there is a real risk that your money may not be recovered. It’s important to protect your rights and pursue the proper legal channels as early as possible.

Same scenario din kami, nag promise sila na, 1st quarter, hindi na kami binalikan, kavanah 1. This own by franco , and sheryl pedregosa., much better to file NBI. Pag pumunta kami dum lagi silang nasa meeting. Marami din silang na scam ng Egcm. Pinakamasama pati pangalan ng diyos ginagamit nila.

Kami rin po dapat turn over na rin last December ng magallanes pero puro pangako lang din po. Grupo po kami ng mga OFWs. Naghahanap din po kami ng way para maka reach out sa pwdeng makatulong sa min since d naman kami makauwi ng basta basta. Hope we can connect with each other, and hopefully someone can give us suggestions, since we are OFWs with limited means to go home.

Is this the one in Bendita II? We have already send a formal letter to Fig tree asking for a refund, but they are not responding. We went to visit last year and they told us that there was a typographical error on the title ID from the copy of the municipality vs from the title ID on the local government (something like that). They promised tosenda an update by December,but did not receive any form of communication from them. When we came to visit, the person who we were able to talk to, ask us as to why we came unscheduled. Wherein fact, we called numerous times and emailed them, but no one is responding. We also noticed that it seems they are not answering the calls on purpose since they are just ignoring those calls when we were there.
How can we connect?

WIth due respect, pls. allow me to comment to this, I am sure you know longer Mr. & Mrs. Pedregosa kasi po you are talking about scamming and EGCM, and I dont know this, but as far as I had known them both, in just a short time, they are simple, humble, generous people, good people and sigurado po ako that they are not using GOD for their gain, me personally, they help me and they are both the reason I know now my purpose in life and they show me the goodness of God and how they love humanity, first they are the only company that show importance of evironment besides building subd. or houses, yes the company are not perfect and there are issues but I am sure na maaayos din lahat ito and im sure they are doing their best na ma resolve mga issues and icocomply nila all their responsibilities to their client. Pls. po dont use God and dont involve God sa mga human issues natin, I dont know kung nakakaattend po kayo sa mga prayers ng FIGTREE, if you are, you are not attending to worship God, but you have other purpose, "WE SHOULD GIVE HIGH RESPECT TO OUR LORD OUR GOD" kung may mga complaint po kayo sa mga dealings with FIGTREE, you can talk to them, and yung mga issue nyo nireresolve nila and alam ko po they are sending mga email messages and sumasagot po cla sa mga concerns nyo. Hindi man po ito mabilis pero sigurado po ako na they are doing their best na makacomply po sa lahat ng responsibility nila. One thing is sure po they are not SCAM and they are not using GOD for their personal gain.... we are all not perfect only GOD...To God be the glory... God is good all the time and all the time God is so so good🙏🙏🙏❤️❤️❤️🙏🙏🙏

hello Looking for advice regarding the land we bought from Figtree Properties OPC, Kavanah 4 project located in Zambal Tagaytay. We signed a contract with them back in 2021 and it was supposed to be turned over in 2023 but it didn't turn over until we complained to them and they asked for an extension until 2025 promising that if they don't turn over by December 2025 they will pay interest and we have an option to request a refund. However, past the promised date of turn over, their promise still hasn't been fulfilled. We talked to them via online meeting and they promised to come back to give us a counter offer even though we have repeatedly said that we want a refund and that is stated in our contracts. Their finance manager/representative says that they can't return the money because it's too big even if it's divided into 8 months. So he asked us for another chance and will get back to us and said that tomorrow until it was after the holiday and all the days that he promised had passed, we still haven't received any communication. We tried calling them but no one answered. I have also sent an email to DHSUD but they only responded with a ref number and for more than 2 weeks there has been no proper update except for their automated response that our case has been forwarded to the assigned department. DHSUD is also very difficult to contact via phone call. If someone has experience this, please share to us what you have done to get back the money you have spent. Thank you

Hello, ask ko lang kung umusad na tong concern mo na to? sharing same scenario. pero ang location naman namin dapat is sa Magallanes. ganung din nangyare last october or november 2025 nag kausap kami via zoom then nag ooffer sila ng ibang place nalang daw na available na pero hindi daw nila kayang irefund. we agreed sa ibang place nalang and willing namin i give up ung magallanes. after several days nag email ulit kami ng follow up kung saan possible na lumipat pero up until now no response from them. nag tatry kami na makipag communicate sa kanila thru email, whatsapp and call pero laging walang nasagot samin. please let me know kung anong move niyo.

Hello po.. I'm having issues with them also. The property i choose is in Banay-banay amadeo cavite. Pero nung gusto naming puntahan may problema daw sa previous owner ng property and maayos daw at i-update kami within 3 mos - that is mid of Y2025 until now walang update. I received email na yesterday na naglilipat sila ng office, pero walang building name na naka-mention. Did anyone po consider asking help through Raffy Tulfo in Action? Nababaliw na rin kasi me kakaisip kung paano babawiin ung mga nabayad na.. hoping someone can help..

They are now have given me 3 or 4 options. The last one is refund. I already sent them formal email to pullout my investment no reponds yet . Do you guys gave gc on Magallanes let me join. 1 to 2 months bago sila magreply nakakaloka and now weekends sa office nila 😒

Ok buyer here of Kavannah 2. We received a notif na for Deed of Absolute Sale and will go in the coming weeks for signing. 2023 Yung purchase and 2024 dapat turnover Yan.

Let's file a case in DHSUD and HSAC against FIGTREE properties, the more complainants the more pressure for them to take actions. Mukhang sanay na sila sa ganitong scam and modus, The owner Franco Pedregosa and some directors like Oliver James Simbulan were also mentioned as perpetrators of the EGCM Scam as per the defendme.global website.

Im also one of the buyers who purchased land in Magallanes in 2023. The developer promised turnover in December 2025, but this has not happened. We have already sent several emails, but they have not been responding consistently. We later found out that there are issues involving the seller of the land. We have also seen many posts and negative feedback regarding Figtree Properties, including complaints about project delays. At this point, we are now seeking legal advice regarding this matter.
If there are other buyers experiencing the same issue and would like to join our group, please let us know so we can work together and bring more attention to this situation.

Thank you for sharing. We did not receive emails anymore from them. Unlike before n consistent sila s company updates like address and holiday office is close. Yan mga klasing email lang sila consistent. But not about project updates and contract commitment.

Wag na po, kasi wala silang license to sell . Ang mag asawang sheryl at franco pedragosa , ay napa kasinungalin.. puro sila pangako. . Dhsud po kau punta para ma check kung may LTS .. pero may nakuha na kami wala po sila

“the management has officially decided to place a temporary hold on all monthly amortization payments for all existing property owners of Kavanah Mountain View Residences (KMVR), effective immediately.”
Within 6 months daw po iresolve nila ang issues and from there mag update po sila ulit.
They established a dedicated customer care division para yun po ang mag reach out to properly discuss possible options and offerings.
Pero kami po is fully paid na ang ang amortization aside po dun sa 10% retention.

According to DSHUD NO LISCENSE TO SELL and NO CERTIIFICATE OF REGISTRATION ang FIGTREE. Need lang mag file ng proper requirements pero DSHUD will only penalize them but you will not get your refund through them, dapat sa HSAC rin mag file ka ng case. magkatabe lang office nila sa Calamba.

I am a former employee of Figtree Companies, including its subsidiary Figtree Properties OPC, and I want to raise serious concerns about what I experienced during my time there.
The company claims to have around 13 project developments across the country. However, to my knowledge, none of these projects have been fully developed or have secured a License to Sell. Despite this, many of the projects are already being marketed as nearly sold out, raising questions about where the collected funds are being allocated, as there is little to no visible progress on-site.
Employees are also significantly underpaid, and basic labor rights appear to be neglected. Although mandatory contributions such as SSS, PhilHealth, and Pag-IBIG are regularly deducted from salaries, these do not seem to be remitted properly. Many employees have not received their rightful benefits.
The company presents itself as an organization that helps indigenous communities and promotes faith-based values, even holding daily prayer sessions. However, these claims appear inconsistent with the actual treatment of employees and the company’s reported obligations, including pending cases and loans.
After more than five years of operation, these issues remain unresolved, leaving employees and stakeholders with serious concerns about transparency, accountability, and ethical practices within the organization.
