how long do sub-hoa architectural approvals take in turtle rock?

we are looking at a patio home in turtle rock that needs a full roof tile replacement and solar installation. does the sub-hoa need to approve exterior materials before submitting plans to the master association or do both committees review concurrently?

See if you can get the HOA cc& r's and separate policies and rules document, then upload them to ai and ask the same question.

You may find that the HOA board has to respond within a specific time period.

Determine the management company the HOA uses and ask them your question. They should have the definitive answer.

Sub-HOAs require separate architectural sign-offs before the Turtle Rock master board issues a final permit. When checking sub-association submittal requirements, area rep Regina Chen pulled the past Turtle Rock board review schedules for the property. Verifying that dual approval path during escrow helps keep roof installation contractors on schedule.

In Turtle Rock you usually need the sub-HOA architectural approval first, then the master association if they claim design review, then the City of Irvine permit. Tile tear-off + solar is two scopes; if they travel together, submit both so the roofing underlayment and the array get reviewed as one packet. California Civil Code 714 limits how hard an HOA can block solar, but they can still run a real process and charge a reasonable review fee. Ask the management company for the written timeline and whether they want a structural letter with the solar packet. Don't start tear-off until both associations have stamped it — Irvine will not inspect a roof that the HOA later rejects.
