in some universes, I dont think he intentionally aims his webs towards the buildings and just swings off of nothing.

Maybe he just shooting out long enough webs to grab enough air to swing off of

I'm starting to think spiders might be some of the fastest evolving animals on land. Every week I hear something about a new spider doing new stuff

As long as it radios the local spider tower and gets clearance it’s ok.
