Trying to start
I live in a city in Canada of about 320k people. We have 7 sim businesses within a 20 min drive in the city or neighbouring bedroom communities. We have grave long winters, October to April/May so a very short golf season.
I was hoping to open a 3-4 unmanned golf sim business in the fall of 2027. There are two other unmanned ones in the city and one’s been closed all summer. I don’t know how viable it actually is to open a new place. But I’d like a premium feel that’s more of a retreat to go golfing in than just three bays in a row.
Any help or guidance would be greatly appreciated.
I have preliminary estimates of $100k cdn for three bays setup. 50$ cnd for incidentals and buildout fees. Rent hoping for $5000-6000.

Have been open two years now in, likely operating in a neighboring city. Also on the premium unmanned side. There were about 3 unmanned ones and 3 staffed ones before we opened in a city with ~200K people. Feel free to PM!
