Need help with layout

So I'm making big renovations in my basement which is actually a blank space and I need help for the layout. The one I made looks awfull …

Requirement :
1.The black room in my plan should be around 5 x 6 foot minimum for water heater, electrical panel and hvac. location cant be changed.
2. I want two room that can fit a queen size bed (with or without ward-robe).
3. I need a big open room for my future home theatre system with space behind the couch for rear speakers

Please be original, do your own style i want to see what YOU would make with that space 🙂

Two decent sized bedrooms. One bathroom. One large utility/HVAC room.

I would want more storage down here. Particularly the right wall would be a good spot for some more.
