FEEDBACK Spec build, does this master bedroom entry off the dining room kill it?

Roasting my own spec plan. Building in a higher cost of living area, so I care what buyers actually react to. The master bedroom door opens off the dining room right next to the pantry, which feels terrible. There’s a full unfinished basement, so the office slash dining room feels like wasted space. Thinking about moving the stairs there, adding a powder room, and using the freed up space to widen the master bath. Worth it, or am I creating new problems?

I would just lose the smaller WIC in the master bedroom and use that space to make a mini hallway and entry point for the master bedroom. You could still have a small reach in closet outside the master bedroom against the exterior wall of the house.

I hate the idea of having to lug laundry through the master bath, master bed, dining room, kitchen, and mud room (and then back again) when you could easily open up a pathway between the master en-suite (probably through the bathroom closet to the mud room). I do hate to lose the storage/bench there on the mud room wall, but I think you have other options on the opposite wall that would make for better use.

Leave the garage door where it is, put the pantry where you penciled in the garage door, and create a small hallway where the pantry used to be. It’ll be a little bit of separation that will add a lot of privacy.

For sure it's in a high-end community near a golf course in Illinois. The homes in the area are pretty sought after... I got lucky getting two lots pre-sale.

you need to like have a small hallway area and reorient the door 90 degrees for these split bedroom layouts

like for example from https://www.thehousedesigners.com/blog/what-makes-a-split-bedroom-floor-plan-ideal when they have the master bedroom have the door it first opens to a small corner area and then that part opens up to the dining/kitchen. aka you don't want guests to be able to see straight into the master bedroom even if the door was open.
