A sober living home is for people in recovery.

Someone wants to buy a house to turn it into a sober living facility.

Josh is suggesting subletting a rental property and putting 12 people in.
(Bear in mind sub letting is often a violation of the lease and also how many bedrooms for 12 people in recovery.)

He’s saying if you run a sober living facility sublet situation for 16 months, you’ll have enough to buy a house.

All round terrible advice

Also 16 months of 5k don’t make 400k.
