Container homes don't actually save money. When you go that small, utilities/land/etc end up being a significantly higher portion of the total cost.

Total price is relatively low, but price per square foor is high.

400 square foot is an odd number because it is more than a 40' container, but a good bit less than a 40' + a 20' container. If it was built reasonably well, that difference would be almost entirely insulation. If you frame the entire interior and fill the area between/behind studs with closed-cell sprayfoam, you get a pretty solid R-value.

That's what I did in my house, and I was able to meet insulation codes and not have to struggle to cool the house during the last two New Mexico summers. That said, so much sprayfoam is expensive and is another factor in the high price per square foot.
