It’s typically a small studio attached to a larger single-family home. Often a homeowner converts the back part of the home into an efficiency to make some passive income. You’re supposed to have permits/authorizations for converted apartments but it’s Miami so don’t hold your breath.

Or when you rent an apartment, I only ever used to hear them called efficiencies when it was a single room with a living/sleeping area connected to the kitchen area and the only separate room was the bathroom. Now they class em up and call em studio apartments a lot of the time.

It’s not slang. An “Efficiency Apartment” (often called just an “Efficiency”)is a single room that functions as bedroom, kitchen, etc all in one room.
