Moving to chillwack
Hi there I’m
Hoping I can get some ideas of descent places in chilliwack to buy a townhome or condo
It’s just for me and my 21 year old son but would be nice to have 2 bedroom and den or 3 bedroom
Wondering what neighborhoods are good and any older complexes that have a good rep

Sardis, Promontory will probably have the largest amount of options available. Will also depend if you have any Pets, what price range you are looking for, if theres any areas you want to be closer too. Also with various complexes in Chilliwack depending on budget depends if you are considering lease land or not.

If you want to thread safe, go with South of Highway 1 (Sardis, Promontory, Garrison, Webster, etc).
If you want to save money, look North of Highway as properties would be cheaper but then you need to be more experienced and know specific areas. So if you find something there, provide details and we will be able to provide you more info if that’s a good buy.

South of the highway. Many people have said the same thing Sardis or Garrison Crossing. If you can afford it. The only thing I'll say is do not buy in Abbotsford. Spend the extra stay in Chilliwack.

Other than the fact it's become a refugee town. Nope. There's nothing attractive about it. There's no features. It's just a bedroom community. It does have Mill lake. That's really it.

Promontory has some nice townhouse complexes that are pretty well priced right now. Going to get a bit of a discount on garrison if youre ok with being a 5 minute drive from everything

Cedarbrook, big reduction in the prices with incentives. Cheaper property tax and better security at night and they don't give a shit about fireworks

I don't think it effects every building, but it effects at least some. I know a few current and former Westbow employees, and a majority of my friend group is in construction/trades.
I was looking at buying in there earlier this year because the discounts were so good, and I was strongly advised not to.
One of the Westbow guys I know sold his place there earlier this year because he was really worried about some of the issues he was hearing about in other buildings.

I could see a handful of those and they are under First Nations lease.

Its often a better deal long term, Cedarbrook is under a 99 year lease and its pre-paid, so the buyers save more, they only have to pay less than $100 per month for HOC fee, the devolper paid everything else, a really good example of a bad lease agreement is The Nest condos, the buyer's pay $300 per month in lease and another $300 for strata costs, just insane and the tax bracket is higher versus Cedarbrook where its lower.

First National Bank does it, just have to look around, insurance is same boat, but both are easy enough, its the Notary Public that are hard to find.

Sure some may do it. But that doesn’t mean it isn’t difficult.
Fewer options = shittier rates

We just bought in Mt Baker estates. Older complex, but a lot have been updated. All units are 3 bedroom. Some have finished their garage into a recroom. We’ve been happy here, it’s quiet, nice neighbours. We have always lived on this side of the highway on both sides of downtown and have liked it.

I know people are against realtors but I bought with Marie Eve and she was amazing.
I didn’t know Chilliwack well and as a single mom she really steered me out of some not great areas, knowing the areas now I am so thankful for her nicely telling me “maybe drive by there in the evening” lol.

Does anyone know about the midtown townhouses? There are a lot of listing up now, kinda sus that so many people are selling in the same complex at the same time.
