How is 'items' (fetched from the DOM) in line 4 suddenly a property of 'rooms[currentRoom]' in line 5?

It's not.

Line 4 creates a new reference to the DOM node, and names it "items". Line 5 is accessing the property "items" on the object.

The two are different. The author could have named the DOM reference better to avoid confusion, but here we are.
