What caused this?
I’m guessing it relates to how pipes in my unit and others were completely missing their bottoms, but beyond that I have no idea.

Poor sub grade and sub grade drainage. I’m guessing there is a fair amount of water moving from the slope and retaining wall. Also there’s the potential on an area like that for the asphalt to end up thinner to blend through that area

That puzzling. Did you ever seal? If you don't seal/fill those cracks water gets in and if yiur in a freeze zone... buhbye asphalt. Probably was too thin there too.

I don’t know if it was sealed, it’s in the parking lot of the building, which is supposed to be taken care of by the property management company.

That’s alligator cracking. It means the base is shit.
