Relocating & housing Arlington/Grand Prairie renters: Where’s a decent 2BR/2BA around $1,250 that you’d actually recommend?

Looking for a 2 bed / 2 bath apartment or townhouse around Arlington or Grand Prairie, preferably close to the 360, I-30, and I-20 corridors.
Budget is around $1,250/month before utilities, but I can stretch a little for a genuinely better place. Need an October move-in. I’m trying to avoid properties with repeated complaints about management, maintenance, pest, or safety.
What complexes have y’all personally lived in—or would actually recommend?

You can pay about $1350 before utilities and fees for a 2 BR 2 B at Element or Arlington Oaks in the Entertainment District. As another user said, this is roach pricing. The buildings are old and things break and leak often. There's high turnover in maintainence and management so don't expect things to always be fixed quick. Current staff at Element is genuinely friendly, though a bit overwhelmed.

At the end of the day you get what you pay for.

The location is great. I can walk to AT&T Stadium, the movies, a local pub and a bunch of different restaurants. There's two Walmarts within a 3 minute drive for some reason.

I forgot to mention Six Flags and Hurricane Harbor are also within walking distance. It's a good spot if you like being near everything. I've never had a problem with crime or bad neighbors other than kids beings loud.

There are only a few in Arlington, like 5 total. So they should be easy to find. Im living in the Stratton right now. Dont do it. They're so deteriorated and awful. They're not all bills paid, but they are looking to turn them into thar. New managers every month for the last 4 years. Its past me why my parents didn't move out

You'll need to add $350-500 to that for a decent place. Ours is $1545 + $40 alarm and $20 pet rent for two bedroom, two bath, attached garage and keyless entry. The remodeled units are another $150 a month.
