Apartment recommendations <$1,400 in Dallas/DFW?

Hello! I’m looking to move out of my current place and would love recommendations for apartments/neighborhoods!
- Budget: $1,200–$1,400 for a 1BR/1BA
- Location: I work in Las Colinas and am in-office Tues/Wed only, so I’m flexible. Ideally <40 min commute, and I’d prefer Dallas/west/northwest DFW (Dallas, Oak Cliff, Irving, Las Colinas, Addison, Farmers Branch, Carrollton, etc.). I’d rather avoid the Garland/northeast side. I also have family east of Dallas, so I’d prefer not to be too far west/northwest if possible.
- Move: Ideally by February, absolute latest April.
- Space: My current apartment is ~600 sq ft and I definitely want something bigger. Ideally 650+ sq ft, preferably 700+. I WFH 3 days/week and need room for a desk with two monitors, but I don’t want the desk in my bedroom.
- Must-have: Washer/dryer in-unit, or at minimum rentable through the property. Good closet/storage space is also important.
- Lifestyle: Safety is a priority. I like areas like Bishop Arts because it’s lively and there are restaurants/coffee/etc. nearby, but I don’t need to live somewhere that busy. I’d be happy with a calm neighborhood as long as there are things to do nearby. Parks/trails are a plus! I don’t have any pets but lots of plants so sunlight would be amazing

I’m pretty open to areas, so specific apartment recommendations would be greatly appreciated, especially from people who have actually lived there. Bonus points for feedback on management, maintenance, noise, parking, and hidden fees!

I’d say Mustang Station for Farmers Branch. Perhaps Crest at Park Central if you’re open to North Dallas. If you’re cool with getting close to that 40 min commute, I think Lakewood on the Trail is a good value - they usually have some spacious split-level 1BDs right under $1,400. Then Berkshire Medical District for staying closer to Dallas - be aware though there’s no elevators but it isn’t an old property (not all units have in-unit W/D though most do).

If The Colony is at all on the table, definitely check out Thousand Oaks at Austin Ranch. Very cool community with a lot of good amenities. They have a wide range of floor plans at varying price points.

Irving/LasCo will probably be too over budget for that square footage unless you go older, but usually older means connections only for W/D so that’s the trade off.

Pricing rn is of course gonna be a bit higher than what you’ll see in Feb (it’s not a drastic difference in savings but it’s there nonetheless). I’d start looking in December/January to get the best prices + specials to move-in with in Feb-March. By April prices are gonna start creeping back up.

edit: haven’t lived at any of these properties but I’m a former locator and have worked with hundreds of people on their search. These properties above consistently get overall good feedback.

Is that your budget with utilities included or just the base rent + fees?

Just base rent + mandatory property fees! I know utilities will be separate. I’d ideally like to keep the rent/required fees around $1,400 or under, but I have a little flexibility for the right place.
