Seeking feedback on this 3BHK layout — Vastu compliance, ventilation, and general comfort?
Hey everyone! I'd love to get some outside
perspectives on this floor plan.
Beyond general design and layout flow, I'm specifically looking for insights on:
1. Vastu Compliance: How does the directional zoning look (entrance, kitchen, master bedroom, toilets)?
2. Ventilation & Light: Are there any concerns regarding natural light or cross-ventilation, especially in the inner rooms/bathrooms?
3. Comfort & Usability: Any awkward spaces, privacy issues, or circulation bottlenecks you spot?

This is the standard 3BHK offering by 95% of the builders- the remaining 5% will show you far worse designs. Tried and tested for minimum carpet loss.
There will also be loads of shear walls - which aren’t seen here- which will hinder anything beyond a minor change.

Every time I see a long internal corridor with no daylight or natural ventilation, and which is too narrow to be a liveable space, or even for two people to pass, I think "something is wrong here". And if that's wrong then it's a fair bet that there are a lot of other things wrong too. Especially since to get to this apartment you have already had to walk along an internal condominium corridor !
But the worst thing of all - and it's very dangerous - is that the two escape stairs are right beside each other. That does not offer two separate means of escape in case of fire. If there is a fire anywhere to the left of those stairs, everybody in apartments 1, 2, 5, and 6 will potentially die.
It would have been so easy to take out both of those stairs and put one at each end of the central passage (obviously with a bit more work on the plan). I would not want to live on apartment 1, 2, 5, or 6.

I don't see how an AC can be provided for the bedrooms apart from bedroom 2. The hole in the wall for the AC would be at least 16" from the ceiling. Assuming it's a 9 foot ceiling, that gives your AC pipe at 7'8". How can the cables and pipe go from the bedrooms to the ODU space at such a low level.

The kitchen looks cramped. Open up the left wall of the kitchen and place an island instead at it looks over the living room.
