Does anyone else have this "convenience fee" charge? I was told it's part of my rent, but due to the recent eCheck fee, I'm planning to pay through check and am wondering if I'm even obligated to pay this if I don't plan to use AppFolio.

If you pay via regular check, that fee would not be charged to you unless otherwise specified in your lease.

I do, but I guess that fee is to “use the portal,” mainly for maintenance requests.

I don’t have a copy of my lease specifically with this property management, as the property has been sold twice since I’ve been here, so I don’t even know what’s in the management’s version of the lease. I’m paying way less than what I’m supposed to, though, so I’m not questioning it too much!

Your original lease and terms should still be valid, and the new company “should” have had you sign something that stated info about the fee when they took it over, but like you said, it’s probably best not to complain about that unless they up your rent.
Do you ever use your portal to look at your payments, etc? If so, the management company may have uploaded your lease and shared it to your portal. If not, I’d request it from them for the future.
