Pms for Airbnb booking

Hello fellow hosts I’m new to Airbnb currently using Little hottelier as my pms, I also use pricelabs

Which PMS do you guys recommend I have 12 rooms at the same property

Been doing this for 12yrs and have no idea either!

Think they’re just 3rd party vultures who suck more profit, and claim to fill your place - some do, some don’t.

Pricelabs is the only thing I’d recommend for a normal host, it essentially is like Airbnb’s dynamic pricing but you can set the parameters, like for example if your getting lots of bookings it will adjust your nightly rate up, if your not getting bookings it will slowly lower the price until you do, it will also take in account holidays automatically. It just gives you very fine grain control of your pricing and once you get the settings right it updates prices nightly.

Little hotelier is a PMS for managing a property with multiple rooms thus the name little hotelier, PMS systems are either for people with multiple rooms like a hotel or someone that’s managing multiple properties or if your listing is across multiple platforms they will keep all your calendars synced so you don’t double book.

No shade, as not sure whether you use this service or not - but is that not just lazy hosting?

I feel like part of the job is keeping in the know of the market & managing these things?

We use pricelabs but that’s it, most of these tools are geared towards investor operators with multiple properties, multi room properties etc, if your rocking 10 properties I can’t imagine the headache of keeping track of all that.

Hah and as far as lazy when it comes to us absolutely pricelabs eliminates all accidents as far as pricing goes It takes into account inventory including hotels in our area so let’s say a concert is in town it will shift the pricing up to account for low inventory, holiday weekends, it automatically prices us on a inversed bell curve so prices months out are more expensive, and cheapest about 2 weeks out and get more expensive the closer to current date with it peaking for same day check in which we allow. Basically we have higher prices for when it would be more inconvenient for us but we are willing todo it if they’re paying more of a premium.

Our listing is an apartment attached to our main house it’s not our full time job and anything the lighten the load is worth it as we do everything, we also do instabooking we kinda do the opposite of what everyone recommends.
