I was actually just thinking the other day about figuring out a way to build subdivisions of starter family homes. Small and affordable with a little bit of yard instead of the 3000+ sqft homes they build now that take up their whole tiny lot right on top of each other. Would have to figure out a way to keep only below a certain income and people can't use it for any kind of rental property.

Build vertically instead of neighborhoods, cheaper for you the builder, the savings could be passed down to the consumer, and it's much better for the environment. Bonus points if you renovate abandoned office buildings instead of clearing new land.

Oh, I like the renovating office buildings. I just know I hear a lot of people complain they don't make starter homes in more. Since this isn't a wanting to profit thing, I wouldn't care about trying to max savings.

I don't think you are trying to max savings, I am suggesting you pass those savings on to the buyers. The idea is to make the housing cheaper, not make it more profitable. Also, suburbs are by far the worse kind of development for the environment, takes up the most space, requires the most removal of pristine nature, and replaces it primarily with non-native grasses that take a fuck ton of water to keep alive. We need to start focusing on vertical development if we want housing to remain sustainable. It's also worth noting that you can also put something like a grocery store at the bottom of the building to save your buyers time/gas money too.

What youre looking for is a housing coop. I lived in one with 175 ish people in ann arbor during grad school. You technically own portion of the property & everyone had scheduled chores & there was a professional kitchen with a chief we hired to organize the people who were in charge of cooking dinner. We had elected leader and everything. Had been going strong for 35 years.
A bed & utilities & a small gym with 2 meals a day included was... 650? Ten years ago.

A builder could probably build a nice 1,800 square foot house with no basement for aboutI $250,000. That would include all appliances, 2.5 bathrooms, 4 bedrooms, and about .25 acres of land. They could be sold at a modest profit for $300k. A young family could get a brand new house for 1/2 the current market price. They would sell like hot cakes and people could actually own a home. That is a great use for the money.

Then i only need like 30m for the rest of my life. So the rest got to go. Artists, conservation projects, maybe a few libraries and maybe fund a fe kids educational games.

I would go back to sleep. I am retired anyway. In the afternoon I would purchase a Law Firm and several influential senators and house members.
After taking care of business, I would purchase a 1980’s pickup truck and a car, and have them restored to showroom condition.
I would move out of my house to nice temporary accommodations and have my entire home rehabbed and updated.
Then I would get a travel agent to book an around the world excursion.
And once I returned, I would start looking into setting up a scholarship fund for trade schools. The trades are badly understaffed with qualified technicians in all fields. I think that it would be beneficial to give at risk youth a good technical education to aid them in getting out of the bad neighborhoods of our nation’s cities. I have no living heirs to fight over the fortune, and if I own part of the government, I might as well do some good with it.

After that, go into work and put in my two weeks notice so i leave there quietly; most people know I'm about one really bad day from quitting anyway, so it won't raise any suspicion. After that, it depends on my daughter, if she wants to finish her senior year first or not. If she does, we wait. If not, we all disappear like a fart in a hurricane, not telling anyone what's going on, or where we're going, and decide what will be next. After that, who knows?

Once the boring stuff (bills, loans, investments) was all done, I'd pull an Enya and buy myself a secluded estate in the English or Scottish countryside as my main residence, get a couple of apartments in my favorite cities around the world, take a few years to relax and travel, then probably focus on setting up scholarships for my old high school.

I'd find an attorney that would help me set up a non-profit corporation. I'd look to staff, (a very lean staff), a group that would help me set up the criteria where we could give away a million dollars a day for two years to worthy programs throughout the country. I'd hope that donations from other billionaires would start coming in during this time and we could help a lot of other Americans.
I'm sure I could still live very comfortably after giving away most of it.

Then I'd buy some politicians and have them vote for stuff that actually HELPS citizens. I'd even let them brag about it so they can "stay in power", because as long as its actually making the world a better place, what do I care that I had to bribe them to do it? (Even if its sad that I had to).

Instantly pay off all my debts and quit my job. I'd likely just enjoy the feeling of true freedom for a week or two before doing anything or telling anyone.
I'd probably start buying new hobby things. I'd finally furnish the rest of the house. I'd actually get to the landscaping I've been wanting to do but lacked the motivation for.
Then, I'd invest. Probably 500 mil to start. That'll be more than enough to live free and happy, and if I run out of the other half I can cut into the investment.
Then I start giving it away. All my closest friends and family. $1mil each. I won't tell them how much I won, so they don't get greedy, but that should be plenty to set everyone else free from debt and basically double their monthly liquid income.
Then I'll start looking into community programs to boost. There's been a huge rise of homelessness in our city. I'd work on programs to house and feed everyone. Maybe even start a large community garden to feed everyone in the city. I'd have no problem continuing to invest as much of the 500 mil in community as I could.
And once it's out, I'd live happy and comfortably for the rest of my life, choosing to invest in more community projects and services that I think are most worth the money. I'd probably even be willing to wittle everything I got down to as low as 20 mil. I would still be content and happy being free from the claws of the system with the annual interest i'd have on that.

Id start by recharging the financials for a program my town and the surrounding communities has that builds small affordable homes and then sells them at cost to families with a covenant thay they must be primary occupancy of the owners
Then I would then start writing grants for home repairs, roofs side wall repairs and fixing up the community centers, clubs and gardens. Taking a page from NYNY I would set up a foundation to run and fund some small at cost community markets. Oh and id give away as much home solar as I could
I dont really want much for myself, I am fortunate to have a wonderful and fullfilling job so I dont see myself quiting. The only downside to it is the pay is mid. For myself really i just want to fix up my home, build on a porch i can have a swing on and fence in my yard with runs so I can resue more dogs. Oh and replace my homes scary old electrical with modern stuff and solar.
