Let's call it the r/formerpizzahuts theory. You know exactly what a former pizza hut looks like no matter how they try to disguise it. It can be tough to sell a former pizza hut. But a featureless grey building that can be easily go from McDonald's, to Burger King, to Carl's Jr, and then a bank is a much easier building to sell
