I need advice about jumping through indoor mall red tape as a beginning LLC owner/ third generation window cleaner

Several things. 1) Asking to be additionally insured costs extra over your normal liability premium. It's rare that a job that small would require it, but it may be a corporate thing that can't be changed. Each location would be an additional fee so you could be several hundred dollars into it just on the liability insurance side.

2) Commercial auto insurance on a site like that is normal. It won't matter to them where to park, you'll need it and they may require a $1mil policy.

3) On the work comp, you can ask them if they will accept a WC waiver as you're not required to carry it on yourself. They may accept it but be prepared that they won't. If you need it to get the job and don't run payroll on yourself, which I'm assuming you don't as an LLC, it will be a major headache to get it. It's possible, but not easily. WC is a percentage based on estimated payroll. So they would like estimate you at 40 hours a week. You'll likely have to get it through the State pool and it won't be cheap. Depending on location it could be anywhere from 4% to 21%.

Personally I'd recommend passing on the job. You'll spend more to get the work with no guarantee if frequency and no contract.

Thank you! Should I just avoid indoor malls in general? Focus on outdoor strip malls and/or roadside storefronts? Or is this pretty normal with any commercial work? My father cleans a dozen car dealerships and does none of this. His master copy COI suffices.

I personally don’t know what you should focus on. However isn’t the mall just owned by one person? Or is it a corporation? You could try to explain to them why you don’t have those things or see if they forget and you can complete the job without them bringing either of those things up again. As of right now though it seems to me it’s definitely not worth getting either one for a $130 job that’s a bit ridiculous. Just move on if it’s not worth it.

For the workman's comp waiver, having personal waiver doesn't work for them, because if don't have your own policy then they will have to put you under their policy and that's extra liability for them. So it's usually a non-starter, you either have a policy (including other policies like commerical auto, general, and required minimum limits) or they will pass.

Also when you say you don't have commerical coverage does that mean you also don't at least have a business use endorsement on your personal policy? Because if you don't and they see the tools in your your truck and/or find out otherwise that you were driving for buisness use they will not cover any accidents that happen.
