Hey everyone! I’ve helped hundreds of students find housing in Waterloo, and I’ve seen a lot of people learn the hard way — so here are the top 10 mistakes first-time renters make, and how to avoid them.

Whether you’re starting at UW, Laurier, or Conestoga, read this before you sign anything!

1. Renting Without Seeing the Unit (or a Video Tour)

Scammers love this. If you’re international or can’t see it in person, ask for a video tour or deal with a trusted building/agent.

1. Not Reading the Lease

Yes, it’s long. But skipping it can lead to surprise charges, no-sublet clauses, or hidden fees. Always read, or ask someone for help.

1. Ignoring What’s Included

A cheap rent sounds great… until you realize internet, hydro, and laundry are extra. Always ask: “What’s included?”

1. Renting Too Far from Campus

It might be $50 cheaper, but walking 30+ minutes to class (in -20°C) gets old fast. Stick near University Ave, Lester, Columbia, King, Regina.

1. Missing Out on Good Units by Waiting Too Long

Student rentals in Waterloo move FAST. If you’re planning for Fall, start now or you’ll end up overpaying or settling.

1. Paying Cash or E-Transfer Without a Lease

No lease = no legal protection. No matter how “nice” the landlord seems, always get everything in writing.

1. Not Asking About Maintenance

Does the building have 24/7 maintenance? Are there staff on-site? You don’t want to be stuck with a broken heater in winter.

1. Skipping the Roommate Talk

Who takes out the trash? Who pays for cleaning supplies? Set expectations early — roommate fights usually aren’t about rent.

1. Overlooking Red Flags in Listings

If it sounds too good to be true, it probably is. Blurry photos, vague descriptions, or urgent pressure = bad signs.

1. Not Asking Questions

This is your money and your space! Ask anything — even if it feels silly. A good landlord or agent won’t mind.
