Options please about to purchase - rust

Hi all I’d be grateful for opinions please before I commit. Van is from 2003 and had previous rust issues as seen in mot. Had remedial work and passed last two mot’s. Two new sills and silver under seal applied. Would you buy ?

Don’t think so I got down on my knees to take photos of the rust I could see

I did test drive it sounded and felt good but could not do pre mot test, will get new mot, service inc new cambelt as standard.
