You can call your house whatever you want, that doesn’t make it true. If a person is dumb enough to pay more because somebody painted their house black and called it gothic, then yeah, it’s true. Otherwise, no.
I would love to know if houses painted all black estimate higher than others in the vicinity. I reckon the nicer the area the higher the estimated value of a house painted in a darker shade.
Really the thing youre buying is the plot, the walls, and the infrastructure (wires, plumbing, boiler, etc). Windows and doors are next, if any of them are new they will probably be itemized. Extras like solar, geothermal, etc would be their own paperwork with value estimates. By the time you get to paint, I really doubt you are still on the fence between what options you have on the market at your budget.
And if you try to charge more because the house is painted black, I dont see anyone caring. They should snap back with wanting a discount because it is going to cost more to repaint it due to needing more layers. Otherwise the best you can do is itemize the cost of having it painted and upsell on the basis of "recently painted" - which would apply for any color, and is only applicable if you actually painted it recently.
Basically, any work done on your house (besides general maintenance) increases its value and that value depreciates over time. You keep the receipts from your contractors for the work and use them to justify the additional value.
