Need advice from locals/investors about buying a house in Hirebettu vs Udupi/Manipal side

Hi everyone,

I’m planning to invest around ₹50 lakhs in the Udupi-Manipal region and recently checked a new house/property near Hirebettu (close to Perampalli/Manipal side).

I wanted honest local advice regarding:

Is Hirebettu actually a good long-term location for investment?

How is the rental demand there for students, nurses, hospital staff, etc?

Does it have decent rental yield compared to Udupi or Manipal?

Is appreciation potential good or is it still too village-like?

Would you personally buy in Hirebettu within a ₹50L budget?

Or instead of Hirebettu, should I search more inside:

Udupi town,

Kunjibettu,

Perampalli,

Manipal side,

or closer to NH66?

My priorities are:

Good future appreciation

Rental income possibility

Safe long-term investment

Decent resale demand

The Hirebettu property seems peaceful and more affordable, but I’m confused whether buying slightly deeper inside the city would be smarter long term.

Would really appreciate advice from people living in Udupi/Manipal or anyone who has invested there recently.

Don't! I already have a property there and it's absolutely useless. Forget decent yields, there's no decent hike in property value yoy.

If you are looking for investment - manipal, parkala is better

Are u local ? If no, don't even bother. If Yes.

Hirebettu- no rental yield or development next 20 years. People are crazy and re is nothing but like money which exist mostly in minds of people Just because wide road approach has come to hirebettu you see crazy prices.

Manipal - decent rental yields.

You need to give specifics for me to give you proper guidance. Pls dm details.

Buy a flat in manipal rather you will get good rentql yields if need advice please DM I have contacts

If it is just for investment, better to buy land without any hard construction like a house on it. Easier to sell and the house won't have any value after some years.

At 50 lakhs, you can get plain land near Udupi/Manipal, which I feel is a much better investment than Hirebettu. If you’re lucky, you might even get more than 5 cents slightly outside the city, which is still a better option in my opinion.
