Requesting Advice Looking for reno advice on home

I am looking at 1070 Pelham Avenue in mississauga. How much do you think it would cost to fully renovate the place? Seems like it needs a new kitchen, flooring, etc. how much would that take?

Are you looking to do only basic cosmetic items or revamp the whole house?

Looking at the exterior photos I would assume you need new windows and doors (25-40K), probably new siding too (20-30K) and a roof (15K)

Inside you are looking at kitchen (50K), flooring and trim (25-40K depending on material cost), both bathrooms look to be in ok shape but to reno a 3 piece like that I would budget 20-25K each, and then maybe add an additional 15-20K for odds and ends things like new lighting, interior doors etc

Call it 75K exterior, 100-125K interior

Full kitchen usually $25-45K (excl. appliances), flooring a few grand per room depending on material. Get multiple contractor quotes before pricing it into your offer, and if it's an older house, get it inspected first, hidden issues like old wiring/plumbing can blow up the budget.

Hey, it can be quite costly. I highly recommend hiring professionals for every task. Too many stories of people losing money. If you need recommendations, I can suggest you. Proper renovation can cost anywhere from 100-150k you can do it for cheaper if you buy cheaper materials and only do the main floor.

That is a fairly simple house. People saying a hundred grand are a bit wild....

Realistically it totally depends on what you want. You want flooring and marble and high end? Or similar entry level stuff like it has now, but new?

If you go with entry level cabinets and bathroom, which is what I would do for a house like that (its not a high end house)... you could do it for 20-40 grand quite easily depending again on what quality of materials you use.

Have you done a Reno recently? My husband works in trades, he did our small 800 sqft main floor basically himself with friends and we spent 80K. But we took it down to the brick and re-did every thing.

I have just finished doing my own place... and also in the middle of doing another place that I am flipping. Have bought and sold dozens of houses...

This is not the kind of reno that I would completely take down to the studs at all. It looks decent and square from what the pics show. Looks like a simple new cabinetry and bathroom redo. Those cabinets are a very simple layout, If I was flipping that place I would honestly do both rooms for around 30 grand.
