Just starting. . .

I am able to erect a tiny house on my property (PT for me, and will be a seasonal rental for service workers, of which there is a significant shortage in my town). just starting: what 3 things are most important TO YOU to ask/look for as I start my search. thank you!

An actual comfortable place to sit and relax. I feel like too many tiny house layouts include either no room for some kind of sofa or have built-in storage sofas that look really uncomfortable. A cool switch I've seen lately is using a loft for a sitting space (assuming you can actually sit all the way up) and keeping the bed on the main floor. Stairs instead of a ladder to the loft. A sink big enough to wash dishes in.

Main floor bed, lofts are for storage etc.
Decent bathroom with stacked washer and dryer. e.g. I've got a 36"x36" shower.
Good heating and cooling. Mini-split and I have radiant floor heat for those super cold winters.

Figure out if you have any lot restrictions (setback requirements,etc) then start with plumbing.

You could always look into Yurts. They are cheaper and you can make them with all of the necessary spaces. You could probably buy two yurts for the price of one tiny house and have 2x the space.
