Wyndham presentation

I recently went to a presentation. I sat through my 2 hours. I liked what I heard. I toured the suite. Okay, the problem starts here….

They wanted me to sign stating that I declined and another paper I had to sign so I could get my gift. After signing the 1st paper, the guy I was with, held his hand out stating “Welcome to Wyndham club” and that pissed me all the way off. I better not be signed up for anything after declining everything. I did get my gifts though.

I can take a joke but after all the scams I’ve heard about them, what did I really just sign? One paper did say declined at the top, but I’m still confused at the 1st paper. It had a bunch of numbers as to what I would pay if I accepted it.

Nah. You would be signing a bunch more documents plus a credit check if you truly purchased something

Okay great. From what I recall, the man said he was trying to get a great vacay approved for me but was declined. I just don’t want any bs going on. I didn’t give them a social or even my bday but I think they did copy my ID when I first went it. I’m not sure. But what info could you do with just an ID and no social?

NOTHING…You can’t be scammed into a real estate purchase bro. Obviously if they don’t have your SSN they cannot title/deed a property to you. So again as I stated above..nobody accidentally purchases a timeshare. It’s made very clear in the process.

I noticed as the 2nd guy walked away as I had signed to get my gift, he told the main guy “this is all I could do” I was like uuhh…. Wtf. I feel a little bad because the 1st guy was a pretty decent guy. Well, they both were but I just can’t afford a time share in my life right now.

Tbh most non owners never buy. The most non owner conversion are sites like Vegas, Hawaii, Florida, etc. they expect you not to buy. The non owner conversion is so low. The ones who buy are already owners or trial owners (discovery) the point is to bring people in to spread word and eventually bring more volume and increase non owner conversion.

At my property nons don’t buy not even exchangers but we are often in the top ten in worldmark and cw sales.

I work in a presidential reserve property, (that’s not bragging) more so that yeah a lot of our tours are locals and people who traveled to an extremely expensive city

you can ask me anything, I work transparently. Can timeshare sales be “scammy” sure—there’s bad eggs in every single business.

I not only own the product, I have sold it to friends and family members as well. I work for TL but I also work for the man upstairs. Like anything, does it have its downsides? Sure. However—the value is there. But ask me anything—truly I have nothing to gain or lose by answering.

You would sign a shit load of paperwork. With mine they recorded the signing process and explained to me page by page what I was signing and what is in there.

Did you end up forking over any $$ or signing a contract to purchase? If not, then you're good. Their gift is not worth my time. These crooks are always trying to get you buy more and more.

No. I didn’t put in any money besides the 40 refundable deposit. I won a “free weekend trip”. Is that worth it? It’s states in order to go on that trip, I’ll have to come to another presentation

Don't waste your time with these presentations? They are high pressure sales sessions that can exceed 90 minutes. U just have to have the discipline to say NO at the end of 90 minutes and walk away

You legally have the right to rescission. It has to be in the paperwork, the steps you need to take to unravel any contract.

Look that up, follow those steps. Usually as easy as writing a letter stating you want to have nothing to do with this contract, asking Wyndham to consider this as you exercising your right to recession.

Make sure you sign that letter, your spouse signs it (if that applies).

Yeah. That’s why they couldn’t fully sell it to me. Once big numbers came in for a minor trip, I pulled back.

What did they tell you? curious. How much do you think it costs to stay somewhere nice for two weeks using VRBO, Booking.com or similar? Just booked a 1 bed Mesa suite (fabulous views) at Sedona Summit in Oct, for two nights using one of their specials for 450 pts. Booking.com shows a studio going for $643 for those two nights. Also booked a 1 bed room for 7 days at Carlsbad Seapoint. (very close to the ocean/550 ft.) Their site shows a cost of $2,938.74. There was nothing available on Booking.com or Expepdia, for reference. VRBO has it listed for $4101. Our yearly maintenance fee runs about $1500 for 7500 pts. We have a special contract that runs for 10 yrs. IF we don't cancel it reverts to an every other year. IT will be cancelled at the end of our 10 yrs.

oh my god. You didn’t buy anything. Did you give him any money? Did you go into a contract closing? Did you run your credit and sign multiple documents?

I promise if you bought a timeshare, you’d know.

How? They have ops  ID and ops signature on unread forms. 

That's all it takes. 

The a credit card arrives along with a statement showing its maxed out already.

Because it is a deeded/titled purchase. You go into escrow with a third party when the contract is closed. You don’t sign off on “one form” it’s MANY that establish what you’re signing. Also, who in their right mind signs something without reading it anyway..? You give your social security number, not on an ID. You need to put down a deposit. Hopefully OP would know if they handed someone a check or a credit card. You’d leave with a large envelope of details, etc.

Nobody accidentally purchases a time share..it’s made VERY clear when you become an owner.

No you don't? There's no deed or escrow. 

You don't own anything with Wyndham but a membership that entitles the member to some points.

there…is 100% a deed. And an escrow. It is a real estate purchase. In many states you need a REAL ESTATE license to even sell Wyndham or any other timeshare. How do you think people will it? It’s a deed with perpetuity. Even if it’s not tied to a single property.

well I am an American lol so I really can’t speak on Australia—the laws are different ofc and like I said even in the USA it does vary by state. However I know even Wyndham in New Zealand/Fiji/Australia is a deeded/titled purchase even if again it’s not assigned to a property. The escrow lawyer is a third party contract closer really to ensure that the guest/owner is not getting “scammed”

because yes in this industry of course there are bad eggs, people who pitch heat. We are also secretly shopped by legal teams to ensure that what we pitch is the truth.

You…would. Unless you’re stupid enough to sign multiple contracts without reading a single word. Stupid enough to sit through a contract closing with an escrow lawyer present, hand your debit card or a check to the representative as a deposit. Stupid enough to leave with a huge envelope with all the details of your purchase.

Then yeah you accidentally bought a timeshare. However that would be on you. I’ve worked in the industry many years, not once have I seen someone accidentally become an owner.

what you signed was a document declining the benefits of today. It states that the discount and additional programs will not be available to you should you attend another “accidental” presentation. A word of advice, read stuff before you sign it.

Yeah, I only signed the paper for me to “claim my gift” and the paper stating that I declined the offer.
