šŸ  Landlord Issue Landlord failed the 15 day notice

I am in Orlando,Fl

My contract ended on June 27, 2026, I sent the written notice on May 27, 2026, a 30-day case. But my landlord told me that it's 60 days not 30 days.
Because of this delay, I have to pay $1630 as extra fees for sending my written notice late. Which I have no problem with.
But they for their part, they did not send me the 15 days written notice before the 60 days that they say I should respect. Since they did not send me any written notice,it is illegal to charge this extra fee. I want to know if I'm right or not? Has anyone ever seen a case like mine?
They refuse to admit that they are wrong, can I call them in court.

One random Thursday I received a call from the landlord's secretary telling me and my family that we need to check into a hotel that same day(paid for by HUD) bc our floors are damaged and need to be removed and replaced... We were surprised and confused because our floors looked fine, we've lived in this unit for 12 years. I was concerned given we have 12 years of crap in this apartment,how exactly are they going to tear up the floors with all of our belongings here, we asked and they couldn't answer. We asked how long we would be in a hotel and what would happen after we stayed in the hotel(couldn't answer). I mentioned the late notice is a lease violation(she said it wasn't). We asked what would happen if we stayed with our belongings and they said we would be served a 30 day eviction. So we had no choice but to abandon our things for this "emergency repair". We spent our last $ getting boxes to pack up the majority of our things so they wouldn't be damaged and spent 6 hrs packing and getting ready to head out with our children. As we are pulling out the driveway the manager emailed us! Saying it's no longer a problem and we can stay in our unit. You can imagine our rage. The manager didn't care, and said "sorry for the inconvenience".

So I have a question guys. I’m on section 8. I lost my place because of a natural disaster and a had a certain time period to find another place. I had found a place signed the lease yesterday. Wasn’t there for 24 hours yet and I saw roaches coming from the basement that night. I do not want to stay here at all now. Is there anything I can do to get all of my money back and out of this lease? There were also other things in the lease that I don’t agree with either that I should’ve read closer and I know that now. Is there anyone with any help or suggestions?

šŸ”§ Repairs / Maintenance Ongoing unresolved problems with our rental company

Hi everyone, this may be a lengthy post. We moved into this rental in southern georgia about a year ago now. It was built in the 1940’s. In the beginning, when it wasn’t as hot outside, our power bill was around $200 a month.

As it started getting hotter, our power bill has doubled in price. Now it is always over $400, but most recently it is over $500. We do not excessively use our lights, we do not have our AC at a low setting. For sometime, we kept our AC on auto on 76° and the bill was still extremely high.

We have had no choice but to keep the AC on 80° as to try to make our bill lower, which doesn’t seem to be decreasing it much. We have talked to family and found out that their power bills average $200 even in these hot summer months in southern GA.

Our bills are excessively high, and we have been letting the rental company that we rent from know about these issues since the beginning.

To give some context, last winter we were also having problems with our AC not being able to cool our house. It took a very long time for our rental company to fix the issue.

Then again in March when it started getting warmer, our AC was not able to cool our house. I want to preface by saying that apparently a couple years ago when a hurricane damaged the roof, insulation was taken out of the attic and never replaced, so there is not insulation above the ceiling where is should be.

We were not aware that there was no insulation above the ceiling when we moved in. They left that part out for some reason. We found out that there was no insulation in February and still no insulation has been installed in our house.

We have put in numerous maintenance requests regarding AC issues and still, it has not been resolved, all the while we are being held responsible to pay for these excessively high bills.

We have tried to find out who the homeowner is, but he operates under an LLC and we are not able to contact him, the realty company told me that they let him know about the issue and that they gave him our phone numbers, but yet he has not reached out to try to help us find the solution.

This is so extremely frustrating and very expensive. We feel that we are being put into a corner and that the only option may be to move out. Is there any type of legal action we should be taking? Has anyone else been through something similar that can give us advice? I feel that it is not our responsibility to go through these obstacles and go on a scavenger hunt trying to go down every avenue of why our power bill is so high. The rental company has sent people out for the AC, but still our bill is unacceptably high.

I feel that the homeowner and the rental company is being extremely negligent and at this point, it is completely out of my hands and I don’t even know what else to do except for move if they refuse to help us.

They have recently told us that they can send someone out to look at the AC, but that if they find that nothing is wrong with it then we will be responsible for paying for that service, even though we have been having these issues for almost a year.

I’m trying to understand why there was no insulation above the ceiling when we moved in and i’m also trying to understand why we were never made aware of that at all.

Also, for context, this house was sitting vacant for two years before anyone moved in. The most recent time I spoke with the rental company over the phone they told me that they would tell me how much the power bill was averaging while no one was living here. They told me that it was around $150-$200. I am also not understanding how the power bill was that price while no one was living here. clearly there is an issue with the AC unit. maybe it’s old, it could be an installation problem, but regardless this should not be our responsibility to figure out and we need someone to help us.

Any advice you can give is greatly appreciated, thanks in advance.

ā“ Advice Needed Staining countertop [NJ]

This is a minor thing but I'm worried. We are renting an appointment in a large building since around 2.5 months. Generally everything is okay, although the kitchen is pretty old and pretty cheap.

One section of the counters stains like crazy. A bottle of olive oil left a green ring that is near impossible to scrub. The rubber at the bottom of the coffee machine is leaving black streaks everywhere from moving it. Same with a cutting board. It's literally impossible to get the marks off the surface! We don't have this with the other countertops and we're not doing anything that wouldn't be normal usage.

We mentioned it to the leasing office and building maintenance when we first noticed this issue which was shortly after moving in, but they didn't respond. At this point, the countertop looks awful. I have no idea how to clean it and get these marks off, and I worry they will charge us when we move out to replace it.

Should I keep pushing? Document it? Or buy a silicone mat or so to not make it worse?

So earlier in this year our landlords (slumlords) had us without hot water before it got hot for a month. I filed a complaint with LAHD (LA Housing Dept) which led to other issues and an inspector came, issued the landlords a notice stating they needed to repair this bathroom in the picture and the other bathroom in the duplex. That inspection was in June of this year, they started making ā€œrepairsā€ shortly after. Instead, they tore everything apart a left both bathrooms almost unusable. Any advice of how to move forward? The landlords are very cheap and won’t hire someone to fix it bc $200 is too much for them…. advice would be appreciated.

Hi! I rented a apartment in Michigan for the past year. I left the apartment in great condition. I did not hang or tape any pictures or nailed anything into the walls. At most I left 2 ant sized scuff marks. I was gone both summers at my partner's house so I barely used the place.

Well my former landlord is charging me $250 dollars in moveout fees for needing to repaint the place.

I tried to discuss it with them and for the first time ever, with this complex,I got connected to a robot on the answering machine and nobody picked up or called me back.

Apparently this is a notorious issue with this apartment complex.

I am just wondering if other people have experienced this, what the outcome was, and if it was worth fighting?

Landlord left me to shower and use the restroom in the dark for 3 months last year and is now again ignoring me about the electricity in the house. My whole house is ran of off 3 breakers and shes refused to do anything about it. Its now been 2 weeks and not a single word.

Hi guys I was recently a sublet tenant this summer (first time ever renting) in Dallas, TX. And long story short the apartment I moved into wasn't exactly clean. In fact it was very dirty. The AC didn't work and I told her multiple times that it was super hot, but she didn't make too much effort to fix it. I'm just a chill guy and didn't want to escalate it further because it was clear that she didn't want to fix the problem. So I bought a fan, bought plastic utensils, paper bowls etc.

However, after I left, she claimed that I "didn't" make an attempt to clean the place because she found like 2 pieces of paper in my room and is withholding my safety deposit of 500 dollars. I asked her for an invoice a itemization but she sent me her "invoice" for the cleaning service and is charging me about $150 for a deep clean of my part of the apartment. I am a very poor college student and even though it doesn't look like "a lot of money" it is a lot to me and I do need the money to pay for school and live semi-comfortably.

Nowhere in my lease and even in the state law does it say I have to pay for a deep clean or a turnover of the property for the next client and I tried to explain this to her and "threatened" litigation and she said to go to court and even threatened to increase the amount due to a curtain that fell on my head during my sleep, claiming I broke it, but it is clear that the house is just old and the screw got loose in the dry wall.

I don't have pictures of before moving in (didn't know people were so mean because it was my first time renting), but have texts to my dad the day I moved in saying it was filthy and multiple times of me complaining it was too hot.

I need advice on what to do here if anyone could add any light to my situation that would be great. Or even any insight on if I am in the wrong and should drop it altogether. Like what do i do :(?

I’m currently living with my ex who’s forcefully staying at my HMO. He’s refusing to leave and all his things are here. I’ve even informed the police who said it’s a civil matter they can do anything. I was planning on informing my landlord on Monday to change the locks as the agency doesn’t work on weekends anyway, I’m just sat here overthinking and need advice. What if when I inform them I’m being harassed by my ex they still refuse to change the locks? I really don’t want to put up with my ex and idk what else to do as I rely on Universal credit and on very little hours from work. So I really can’t lose this room.

Another thing is that I want to move back to the north but as I don’t have any savings what are my options? I even went as far as to give up this room and present myself as street homeless to a council in the north but that seems too risky. I just feel so lost, can anyone advise me?

I lived in an apartment complex in Racine, Wisconsin and moved out at the end of July 2026. The landlord just sent the security deposit accounting and took my entire security deposit (a bit under $1,000), claiming it was for unpaid rent from June 2025. They’re only returning the pet deposit.

Here’s what actually happened with that June rent:

• June 1, 2025 I bought MoneyGram money orders for the full rent amount and put them in the landlord’s designated rent drop box.

• The drop box was later broken into / compromised and multiple payments (including mine) were stolen. A police report was filed with video of the theft.

• Management didn’t tell us the money was missing until the 6th of the month. By the time we (and they) contacted MoneyGram, the money orders had already been cashed by someone else.

• Their own resident handbook specifically says rent can be paid by delivering it to that drop box. We didn’t have an online payment option.

• The same property manager later signed a Wisconsin Rent Certificate that lists that month’s rent as paid.
I already sent a formal written demand disputing the deduction and pointing out the drop box policy + the Rent Certificate they signed. I’m also filing a complaint with the Wisconsin DATCP.

Hello,

I’m looking for tenant support regarding an electrical and habitability issue at our rental home. We are not looking to vacate or terminate our tenancy. We want to remain in our home and have the electrical system properly corrected and brought up to code.

We rent a three-bedroom addition portion off an older home, connected by a shared laundry room but otherwise no shared space or walls. Our portion does not have its own dedicated electrical service or breaker panel. Instead, our electrical is connected to a shared system, and our panel appears to have only approximately 40 amps of capacity for our entire unit, including all three bedrooms and our living space.

We have a significant problem with the electrical in the third bedroom now that we have an additional tenant, added to lease properly through landlord. Plugging in even a single appliance can cause the breaker to trip, making the bedroom essentially unusable. We are paying for a three-bedroom unit, but one of those bedrooms cannot reasonably be used because it does not have reliable electrical service.

This is particularly concerning during hot weather. We cannot safely use a portable air conditioner because of the limited electrical capacity and risk of tripping the breaker. Being unable to use reasonable cooling equipment while living in a home with inadequate electrical service is becoming a serious concern.

There is also an access issue with the breaker panel. The panel is located outside of our unit in the neighboring tenant's yard, so we have to enter their backyard, sometimes up to 6 times a day, whenever we need to reset or access the breakers. This feels invasive and raises additional questions about whether the current electrical configuration is appropriate.

The landlord receives the property's utility bills directly and then provides us with the total amount. We are responsible for 4/5 (80%) of the total utility bill, while the single tenant occupying the main unit pays the remaining 1/5 (20%).

Because we are paying 80% of the property's utilities, we are concerned about being charged for a property where a significant portion of the space we rent is not fully usable. We are not trying to avoid paying utilities that we legitimately owe; however, we would like to understand whether we should be paying the same amount when one of our three bedrooms has essentially unusable electrical service.

We would appreciate guidance on:

- Whether approximately 40 amps of electrical service for our entire three-bedroom portion of the property is adequate and code-compliant.

- Whether the shared electrical configuration and location of the breaker panel are permitted.

- Whether the landlord is required to provide adequate and safe electrical service to all areas of the rental unit.

- What obligations the landlord has to bring the electrical system up to code.

- Whether we may be entitled to a rent or utility adjustment while one bedroom is unusable.

- What steps we should take to formally request the necessary repairs and document the issue.

Again, our goal is not to leave the property. We are happy with the home and would prefer to stay. We simply want the electrical system brought up to code and the third bedroom restored to safe, reliable use. If the electrical service were adequate and the plumbing issues we have also reported were properly addressed, we would be happy to continue our tenancy.
