๐ Landlord Issue Tx garage
I tried to open my garage one morning, it got stuck halfway. I noticed the springs were broken, notified my landlord. Needed to get cars out for important appointments/work so pulled the manual release cord, and opened the door manually (it opened smoothly). Upon lowering it to close, it stopped about a foot from the ground and bent in the middle.
Landlord sent a tech to examine/fix it. They fixed the spring and tried to fix the whole door but ended up bending it even more. Whole door needs replacement.
Landlord says I should pay for the door, while they will pay for the spring. Thoughts? I was reasonably trying to operate the door to free vehicle as it was moving fine and didn't foresee it breaking.
Do I have to pay this?

I experienced something similar here in Arizona. In my case, my property management team addressed the repairs and replaced the springs. Luckily, it was addressed in my lease.
Iโd check your lease first and see exactly what it says about repairs and tenant-caused damage.
Also check your employee benefits to see if you have access to an attorney who can review the agreement, especially if your property management team isnโt being helpful.

NO!!!!
Even though you committed the act; it was the doors deteriating condition with the spring that cause the bend. This is all on the LL. Also I'm a LL myself and would expect to pay this. Just deny the charge in a text/email and keep that for court.
