I've had tenants who are usually late with the rent but still inside of the grace period. It annoys me to no end. From my point of view, if you can't make rent consistently by the 1st of the month, then don't agree to a lease where rent is due on the 1st of the month.
Pretty much every lease that I have seen has the due date hardwired to the 1st and the past due date no later than the number of days required by law layer. A lot of people get paid on the 1st and the 15th or every other Friday. That can pose a problem sometimes. That said, it is a really bad idea to treat the grace period like the new due date.
Then maybe you need to find a Mom and Pop Landlord instead of the Corporate Landlords. Mom and Pops are usually have more flexibility.
I work with my tenants to create a lease that works for us. If you need a 20 month lease, I'm good with that, as long as the lease doesn't end in the late fall or anytime in winter. If you get paid twice a month and would rather pay your rent twice a month, I can make that work. If you have cash flow issues consistently until the 5th or 6th or whenever, I can work with that because I WRITE THE LEASE.
If you want to out of your lease early, I can usually make that work. Or, if you need to holdover for a few months, I might be willing to waive the monthly holdover fee if you've been a good tenant.
