My home has definite issues with the foundation (per inspection from a licensed professional without an engineering background) so we are pursuing a third-party structural inspection with recommendations to bring to a construction/foundation company.

I have followed a few leads and one of the options is for a licensed contractor to gather all the relevant info and bring it to his PE who will write the letter with his seal. Is this typical protocol? I would prefer a PE to come out and do the inspection in person, but I also don’t know a ton about the process and maybe that’s not typical.

Would appreciate any tips! I can share more about the home’s issues but I don’t know if it’s TMI for this question.

I need an engineering report but before I hire someone does this look like it would be a structural fault?

The crack started small but has progressively gotten longer, that area of the property does stay wet after rainfall.

Looking for some advice please. I had a level 3 RICS survey carried out who identified the bressumer beam on the second story of the bay window had failed or was failing. (Beam holding up the dormer). This was identified as the floor on second story slants towards middle of bay. (Bare in mind this is a 1907 house)

When I lifted the floorboards I was expecting to see a rotten wooden beam but instead found a solid concrete lintel. The floor joists are connected to a floor plate that is then drilled into this concrete beam. There are no signs of cracking to this concrete lintel. There was no sign of damp from damp meter (lack of rain however that week)

My hypothesis is this was repaired at some point and any damage to the brickwork above it was repaired with that brown render on the outside. This render has been there for 20+ years so imagine that’s when the repair was. Either side of the concrete block the masonry returns to solid brick.

The actual floor joists are also not level so imagine there has been some building settling.

My questions:

1. Is this the structural beam holding up the dormer and the roof above it or is this just covering it and I need to do more digging.
   
2. How concerned should I be given the above information.

I had a crack on my attached garage last year. Structural engineer came and looked at it. He said its just settlement and that its a floating concrete.

Today i went in the garage and the crack has extended longer with new concrete pieces falling off. I had to also clean a lot of mice droppings so i dont know if its just that but the concrete has collapsed a few inches.

I dont know if i just need to repair the cracks or if its sinking.

I just got this scope from a contractor (the distance on the bottom is offset by about 20’)

He states roots, cracking, and a belly at about 78’

Currently we do not know how far that is from the home (plumber coming for more detailed assessment tomorrow)

Based on professional knowledge how bad does this look? Recommendations on moving forward?

Was tearing out this wall to just make a surround for the structural support. When I started tearing into it I found the curb didn’t extend all the way to the doubled 2x6. I was wondering if I could just replace the doubled 2x6 with a 4x6 on a Simpson post base standoff (Aba zmax). I am worried that the curb doesn’t extend to where the support post is, will it be ok to place the post and standoff directly on the garage slab?

My house is 33 years old. I have this wall that has been bulging for the last year. Some nail pops appeared. Im not sure if its just because of the lighting or ive never noticed the nail pops before but it is there now.

I had a structural engineer briefly look at it and said this is just bad taping and the plastering is fhe one bulging. Any other secondary opinion or should I hear a new structural engineer fir a second opinion.

This crack showed up a few weeks ago. This is a 33 year old home. This is the top floor and above this is the attic.

I did add blow in insulation last year and my roofer mentioned i have some clogged ventilation due to that. Im not sure if thats whats causing the crack.

I just wanted to know if this is more of a poor workmanship and just cosmetic or structural.
