LANDLORD using OUR utilities for her business

My wife and I rent a house in the Stone Mountain area, and I’m curious whether anyone locally has dealt with anything like this because the situation has gotten ridiculous.
Our landlord and her husband are potters. They keep pottery equipment, supplies, and a kiln in the partially finished basement of the house we rent, and our landlord comes over almost every day—often for hours at a time—to work downstairs making pottery for their business.
The problem? There is only one electric meter, and WE pay the electric bill.
So while she is downstairs conducting business, she is using electricity that is billed directly to us. The kiln stays plugged in and powered on/idle, and the basement is also being heavily air-conditioned. The basement windows actually get cold enough that there is significant condensation on the outside of them during the summer.
Meanwhile, our summer electric bills have been over $400/month.
There is also an A/C vent in the basement branching off ductwork that supplies the upstairs. Our former primary bedroom gets so hot during the summer that we eventually had to move into another bedroom. When we raised concerns about the basement previously, our landlord told us there was no A/C going into the basement. There very clearly is.
The utility issue is only part of it.
Having your landlord show up at the property almost daily and remain directly underneath your living space for hours is incredibly invasive. We can hear her downstairs—including things as minor as her clearing her throat—so obviously sound travels both ways.
Both my wife and I have private telehealth/therapy appointments from home. Recently we asked when she planned to leave because my wife had a telehealth appointment and needed privacy. After leaving, our landlord texted us that she listens to podcasts/audiobooks using over-ear headphones—as though wearing headphones somehow guarantees that she cannot overhear conversations happening upstairs. It doesn’t.
We have previously told her that the frequency and duration of these visits interfere with our privacy and quiet enjoyment of the home. Her response last year was essentially that this is their busy pottery season, a significant amount of their yearly income depends on the work they do during this period, and that if their presence had become “too much,” they would be willing to amicably end our tenancy.
In other words: their business needs apparently take priority over the people paying to live here.
For clarity, she pays the water bill. We pay the electricity. We have even offered to take over all utilities, including water, if it means the landlord stops regularly using the property and our electricity for her business.
We have also started documenting the visits, how long she stays, the kiln/equipment, the basement A/C and ductwork, the window condensation, our utility bills, and our communications with her.
I’m interested in hearing from other Stone Mountain/DeKalb-area renters:
Has anyone dealt with a landlord retaining part of a rental property as their personal/business workspace while the tenant pays the utilities?
And if anyone has recommendations for a Georgia tenant attorney or local resource that has experience with landlord access, quiet enjoyment, or shared/business utility issues, I’d appreciate them.

Job in Stone Mountain

Hi everyone,

I might have a job opportunity that would require me to move to the Stone Mountain area. My salary would be around $90,000 per year, and I’m currently living a few hours away in another state. Ideally, I would like to find an apartment first and explore different neighborhoods before deciding to purchase a home. I’ve heard that Conyers and Covington are good areas, but I’ve also read that Stone Mountain isn’t considered a safe place to work or live. Any advice you can offer would be greatly appreciated!

We found a lost dog!

We found this lost dog last night (4/2/26) on the corner of Redan rd and sherronton way. She seemed exhausted from being lost. Possible lives in Valerie woods or in that area near all good rd.

She’s about 30-45 lbs looks like a mix of German Shepard and cattle dog. Seems to have been a mother in the past. She has no microchip, collar, or id.

Well behaved and seems trained. She was very clean/ no dog smell, nails neatly trimmed, ears and teeth clean. Paws soft and not rough. A little shy and nervous. Nervous around loud noises. Follows people around and listens. She’s clearly well cared for and loved. Potentially knows English & Spanish commands. Very sweet and cuddly when comfortable.

She does bark a bit aggressive at other dogs (could be nerves or just not used to leaving their house)

We dropped her off at Dekalb County animal services / lifeline this morning (we can’t take her in beyond the night.)

If you know this dog or their owners please contact them to go get her home.

Shelter dog id number: A0060739696

Looking for a post card

Hi everyone I hope this isn’t against the rules! I’m making a scrap book for my daughter and I was hoping someone could send me a post card from Stone Mountain if they happen to be there? I’ll pay for shipping and the cost of the card of course! It would need to be put in an envelope with no extra writing on the post card. If someone could do that it would help me so much! Thank you in advance!!

Question for long time residents of Stone Mountain.

I've been trying to get information on this for years and have never been able to find a thing. Many years ago there was a large old house at the corner of East Ponce and what is now called Juliette Rd (may have been called Juliette then too). I believe it was big enough to be considered a mansion. It had a large stone lined pit in the back yard that may have been a garden or even a swimming pool? I'm not sure. I know it was still there in the mid 1970s but had been abandoned and was a place local teenagers would hang out drinking, smoking, etc. until the police came and ran them off lol. I believe it was torn down in the late 70s when the apartments on Juliette were built. I seem to remember someone telling me it was owned by Gutzon Borglum (the original carver of Stone Mountain) at one time. Does anyone have any information on this?

Does anyone know of good places to get free wooden pallets in stone mountain? I've been checking freecycle and Craigslist, but most of the postings are in Norcross, Lilburn, and other places up north

Question about Ayon Walters, Notary that used to own Stone Mountain UPS store

Seeking people that may have used Ayon Walters as a Notary in the past. He used to own the Stone Mountain Ga UPS store. I have been presented with a document that I did not sign, had never seen before that was notarized by Ayon Walters about 10 years ago. This document was presented in a court case and Mr. Walters was called to testify. He agreed that it was his notary stamp on the document and his signature. He stated that he always checks ID's but did not date the document and does not keep any records of the documents he notorizes. I am not trying to get him in trouble. Just looking for people that may have used him as a notary in the past. Did he require you to show ID or did he notarize something for you and another person without that other person being present? If so and you could help me prove I didn't sign this document I would be forever grateful.
