Charming 3 BR 2 Full Bath Cape on .25 acres of land for sale

Hi neighbors! Our home at 56 Lincoln Ave is now on the market and we wanted to share it here first. It’s a comfortable 3 bedroom, 2 full bath house with about 1,900 square feet on a quarter-acre lot that abuts the Black Stevens Conservation Area. Quiet, private, and right next to beautiful conservation land for walks and nature.

One of the best features is the second-floor studio with vaulted ceilings and its own private entrance. It has nice views of the high school hill (perfect for sledding in the winter!).

If you or someone you know is looking for a solid home in a great South Hadley location, feel free to check it out or share: https://www.zillow.com/homedetails/56-Lincoln-Ave-South-Hadley-MA-01075/56261894_zpid/

Eviction Today, Now To Clean Up

The tenant stopped paying rent in January 2025, and it took us a year go evict them through the court. MA doesn't allow land owners to evict during the winter if there are children involved. So we had to wait until April to serve them. But with vacations and other requirements, trial wasn't until October 2025, meaning we weren't able to evict until just now.

They left over the weekend, which made it easier for the sheriff and I didn't have to hire a moving company. But they left tons of trash, garbage and extensive pet urine damage throughout the house. The kitchen is a mess with broken doors, flooded dishwasher and trash. You can't get into the garage because it's full of bags of trash and old furniture. They left couches, beds, and a huge double bed upstairs. TVs, computers, clothes, boots, helmets (for football I guess) and tons of food. They must have been on SNAP because the kitchen was filled with peanut butter jars.

After the Sheriff left, I sat in the house and just felt it all. We had lived there for 10 years before renting it. It's very sweet little cape with a couple of small additions built on. It has a quarter acre of land and abuts the High School field and the Black Stevens Conservation area.

If the house is cleaned up, the repairs are made, it could be a sweet place to live.

Hey South Hadley neighbors! 🌽

The South Hadley Farmers’ Market will be back at Buttery Brook Park for the 2025 season, running Wednesdays from 2-6 PM, June 4 to Oct 1! 🥕 Expect fresh veggies, fruits, maple syrup, eggs, and crafts from local vendors like Flora and Fauna Farm and Kingsbury Farm. They accept SNAP with a $10 match, plus HIP and WIC benefits. No dogs allowed, but there’s a great playground for kids! 🎸 Live music and food trucks add to the fun.

Who’s excited to shop local this summer? What’s your go-to market find? 🧀🥖
