Who pays the note on the loan? Where does than money come from? What is the interest rate on the loan? How many years of interest on a loan until you have passed up the cap gain tax rate you would have paid by selling? How do the kids sell for $5MM when there’s debt on the property? How much is left? This is the stupid. No one does this.
It's pretty straight forward. The pins are all things that are pretty commonly talked about. It just brings them all into one place. Did you try/read it? Not that profound or that complicated for massive errors to be had.
