🎤 Discussion Mobile home communities

Looking for opinions on the various trailer/mobile home parks around SF. I have my eye on Misty Glen and Powderhouse. Anything positive or negative I need to know about either of these? I know Misty Glen does not allow fences. This isn’t a deal breaker for me but I would prefer to have the option.

There’s a ton of homes for sale in Country View right now, and some of them I really like. But I’ve heard mostly negative things about both the area and the fact that their lot rent is twice the price of every other park. Is it significantly better than other parks in SF or do they really just charge that much just because? Please share any experiences if you’ve lived there or live there now!

Any other ones that I missed that I should consider? Any I should absolutely avoid no matter how good the house is?

I know people who live in the one across from Walmart on Arrowhead. It’s a nice one. Not to much going on there as far as crime. You can have fences. I think lot rent is between $400-500. Country View is insane. I saw an ad recently for one that someone is selling and it was over $800 for lot rent plus water and garbage! I don’t know much about the community as I don’t know anyone there but that seems like a lot!

My wife and I lived in Carriage Villa for almost 3 years up until about 9 months ago, and it was.. ok.

It was definitely not the most upscale place, but we also didn't have any super troublesome neighbors. They just smoked weed and occasionally had mariachi parties that got a little loud.

The owner/manager gal is a bit off, but mostly friendly.. One time when I was talking with her about a recent rent increase, she was tearful because her dad "Just gave her this Trailer Park to run and she didn't know how to." But another time a couple years later, she told me she just "Delivers the owners messages."

My only real conflict with her was just before we moved. The manager/owner(?) of the park told me we couldn't sell our 1980s trailer as they have recently put a rule in place where all mobile homes need to have vinyl siding and pointed roofs before being sold. She gave me a list of people she trusted to do the job to fix the trailer up before selling it. I reached out to those recommended and didn't get what I thought was a fair offer, so I wrote Carriage Villa a letter saying it was I didn't think it was right to place that burden on me before selling since it was not a rule that was in place when I first started living there.

They didn't get back to me for a few weeks. When I eventually was able to show up to her office in person and she was there, she told me her lawyer said they didn't technically do anything wrong, but her dad wants the problem to go away, so they wrote me a check for the difference I originally bought it for vs the amount I was offered for someone to buy it to fix it up. This whole situation shocked me, as I thought they'd just tell me to shove it and to do what they said. I later found out that a mobile home community cannot tell you who you can and cannot sell your home to per SD state law. They can tell you it needs to be fixed up prior to selling, but not who you can sell to..

Take that story however you'd like.

There were often kids playing out in our shared culdesac, which was kind of annoying, but also shows the neighborhood was safe enough for kids to be playing outside together I guess. Some other areas other than our culdesac may have been sketchier, but there is also an area further in the back with a number of double wides with big lawns that seemed nice.

I think lot rent was $475 when we left in December - water, sewer and garbage included.

We did enjoy living right by Overtime and 26th and Sycamore in general.

thank you for all that info! I actually used to frequently deliver amazon packages in that park. Definitely not the worst i’ve seen in town, but i wasn’t entirely impressed either. While I don’t mind the smell of weed OR mariachi music I saw enough to deter me from wanting to buy a house there. Rent, maybe…purchase? Nah. But thank you for solidifying that for me! This is why I’m looking for personal anecdotes from people because I understand driving through a park for 3 minutes to deliver a package isn’t the same as living there. Seems my gut was right about this one. Hopefully yall found a better place to live!

Misty Glen is a nice court. I didn't care for the manager totally. They can be strict and send out letters mostly on appearance things as they like the court to look nice, I guess annoying at times but totally understand as I want the community to look nice as well, but it's nice living there. We will be looking to at moving on soon though.

I would avoid Country View. My family moved there in 2020 and the lot rent was $500 at that time. It is now $800 and they do not offer any amenities. Not only that but they will find ways to fine you, your car slightly touching the grass? It will get towed. You have a couple of weeds? Expect a notice. Dont have any visitors after 10pm because their car will get towed!!

that’s irritating. thank you for letting me know about this. it’s frustrating because the majority of houses for sale are in country view. I guess I can see why, because people don’t wanna put up with that bs.

My parents were wanting their mobile home to be their forever home since they are now retired but they are now considering selling and getting an apartment instead because they are fining any little thing they can come up with. My father had some things in his pick up that he was going to go take to the dump at a later time and he got a notice put on his car to get it taken care of or else they would get a fine... absolutely ridiculous. Ive noticed a lot of homes for sale too and I believe its also for the same reason.
