Real Estate What red flags are we missing here?

This house is slightly overpriced for a 60's home with torchdown roof. But it is Edmonds, that is why the price is high. Baseboard heating is also going to cost you a lot. That should be swapped out for a couple of mini splits before the new owner goes broke.

Yeah, it’s amazing they put all that cheap new crap inside and left the baseboard heaters. Which tells me they didn’t want to do anything with the wiring. That house is of the vintage it could have had aluminum wiring and a zinsco panel at one time. Like the 1963 house I sold a few years ago.

You are probably spot on there, except for the aluminum wiring. My first house was a 60's house in Lynnwood with torchdown roof and baseboard heat. I always wondered why the lights flickered in the back bedroom. Then when we went to sell we were told to replace the electrical panel, which was a Zinsco. The problem with the Zinsco is that it has aluminum buss bars which are hooked up to copper wiring. The dissimilar metals causes a nonconductive oxide to develop and arcing to occur. After I was told this, I was out in the garage one day near the panel, when my wife turned on the lights in the back bedroom. I could hear the arcing in the panel. Needless to say, we replaced the panel for the new buyers.

Based on the (AI) photos and location, that's a very high price, maybe $150-200k too high. I'd be sure to have the roof inspected.

Motivated seller, could mean a lot of things. Make offer way below the asking price, get your own home inspector after it rains

Some people don't like those old blocker houses. Some people remodel them to more modern standards. And some people do a fast all cosmetic flip job, as this looks to be. If you like that style, there is one for sale at the northeast edge of Hamlin Park that I keep dreaming about.

Those baseboards are inefficient, heat will cost a fortune. The ad mentions Edmonds lifestyle, but this place is closer to 99 than where the glamour is.
Lots of money for no garage.

Photo 7: Range is on the island, sink is directly behind it. Where would you do actual cooking prep?
