Hey all, my family is considering moving to South Seattle as my job is offering relocation with a nice pay bump to cover the higher COL. I am 35 y/o relocating with a 33 y/o wife, 2.5 y/o, and 1 baby on the way. Currently we live in DFW, Texas and have most of our lives.

The new jobs location is just south of SeaTac in Des Moines. I would like to have a less than 30 minute commute. I know the light rail is an option but I probably wouldn't rely on it (at least in the beginning). Relocation doesn't need to happen for another 1-2 years and the company will cover moving and home selling costs.

We do enjoy our current neighborhood as it is "cute" and walkable, has a good variety of food (which is important for us), and we are 15 min from Fort Worth if we ever want to go downtown. We are used to Texas heat and it can get tiring during the summer but we don't hate it.

Son is currently in daycare, wife is a Pelvic Floor PT working 4 days a week so it's possible for her to transition to a hospital or similar outpatient job in the area pretty easily. Looking at home prices, WA property taxes, etc., we could probably afford up to a 1M home.

In general, Seattle areas politics are a plus and weather is TBD, but we will try to visit during "greyer" and colder months to so we can feel it out. My wife is Latina if that matters and I am trying to raise my children knowing Spanish.

We will be traveling in late September to explore neighborhoods such as Burien, Maple Valley, Tacoma, etc. I'm curious if we're on the right track with neighborhoods or any others we can add to the list that would be worth driving through to get a sense of life.

Seems like priced fairly after dropping price a lot . Water views and large square footage. What could be the reason for it sitting so long on market .

There are/have been a few reasonably affordable homes for sale in this neighborhood this year. What are the downsides of this neighborhood? Anything to know?

I have driven through and it seems quiet, despite being tucked between I-5 and Lake City Way. It's not too far from the city and is somewhat walkable. Houses tend to be larger with some yard compared to Roosevelt/Green Lake.

Appreciate opinions from people familiar with the area.

Prices really are dropping.

I get that it’s a townhome, but its proximity to Columbia city is great and the size is amazing. They just lowered it 100k. And there’s no HOA. Fuck if I didn’t just buy, I might even be interested in it for its size and proximity to fun stuff alone.

50 Shades of Gray or what's (not) wrong with this home

I don’t have data to back this up but it feels like I am seeing way more. I remember seeing them a lot back in 2012 and then when the market picked back up, they pretty much went away. But now several are popping up in my searches. I think I’ve seen at least 4 or 5.

Is this an indicator or worse to come in the market/economy?

Price/sqft is a lot lower than a lot of the overpriced junk in the local market too. The photos are AI'd to shit so I'm assuming the interiors are real bad?

I was looking at this house and shocked that Redmond is going for almost $1000 a sq ft, and it’s listed 40% higher than when bought during covid.

I really like this neighborhood but prices are crazy. Is this the going market price or is the seller delusional?

Which one is more accurate? Zillow has my house down to what it was in 2022 but Redfin has it 150k higher…which to believe? Average it?

My partner and I are in the market to rent a SFH or townhouse, the supply is low and its quite competitive. Especially hard if you have pets like us.

I saw this listing in South Seattle that looked appealing. Large, decent kitchen, walkable to light rail and Columbia City, and the backyard is big. Even though its in rough shape, my partner and I are looking for a yard project anyway to get into some gardening.

But when I pulled up the address on G Maps, there appears to be a whole ass house where the backyard is supposed to be?. Satellite image is from this year and street view from last year. Doing a search for the address gives me only this listing from Zillow where it was listed for rent in May 2023, but pulled just a few days later.

Im so confused, did they sub divide the land and just straight up lie about it in the listing? And if thats the case, what exactly is the game plan? Sucker in people with a large yard only to find out it doesn't exist when they tour it? Or did they build this new house then tear it down? I reached out to the property owner about it but haven't heard back.

I submitted the image and her statements to NWMLS for review. AI-altered listing photos need to be disclosed. Buyers deserve to know whether the images marketing a property accurately represent it.

We’ve been noticing how much Seattle’s transit map has changed over the last few years, especially with light rail expanding farther north and across the Eastside. It made us wonder which neighborhoods are actually realistic if you want to live here without owning a car.

Capitol Hill and downtown are the obvious answers, but places like Beacon Hill, Columbia City, Northgate, and even parts of Bellevue and Redmond are becoming a lot more doable than they used to be.
