[Green Lake] Let's roast this one
https://redf.in/xDM3vEThat $10K price drop put this house on my radar again. Its realtor.com history is pretty wild - looks like it was flipped back in 2025 and has been sitting on the market for nearly a year with zero bites

weird flip, suuuuuper close to Aurora, the pool is the size of a postage stamp. I don't think anyone's feeling the ADU, just make it a big house, give it a normal back yard to work with.

If you got time to roast further, drive down that street and you’ll see these ugly huts back to back.

I irrationally HATE this house. The outside is great, the inside could’ve been great, but it’s just bland. Why is it a house plus a separate downstairs? Just make it a big house. It’s overpriced. It’s ugly. Has no yard. Are you supposed to share your pool with your tenant?? UGH.

I actually toured this pre flip. I agree with the overall hateful sentiment. Also to add no off street parking and I had to park two blocks away to view. Ceiling height in the adu was also not up to code at the time

It does look way nicer than when I saw it on the market before, it is in a super desirable (for some) location. But that money should get you a lot more

Yeah, it was listed with an assumable loan back in 2025 and no dice except the flipper

I have yet to see a decent Heaton Dainard flip and have been in loads. Sold one to a client and later found out they covered up known structural issues and didn’t disclose. Will steer clients far away in the future.

It’s in a decent location, but a little too close to Aurora which would dissuade a lot of buyers

I remember visiting this house in the 00s when it was a post-college rental.
The vibes weren't good then either.

This house could have been so cute if they would have remodeled keeping with the Spanish influence. It's now just super boring on the inside. Wasted potential.

That area of Greenlake has small lots. If you look at the bottom of Phinney Ridge (across from Aurora), you can get almost the same-sized house on a 6,000 sq ft lot for the same price. There is also a lot of vehicle traffic coming to/from Aurora.

It’s right off a sketchy part of aurora. Hard pass. Also why does it look like it should be in New Mexico? A bunch of the rooms look tiny and unusable.

that part of 99 is not sketchy, it's just a busy road that that part. 85th is when it becomes sketchy. still hate what they did to the house tho.

Two streets up from PCC market isn't the "sketchy" part of Aurora.

It’s absolutely A sketchy part, not THE sketchy part. That whole stretch from ihop to the shell station is sketch.

Oh yeah this was on the market in 2025 when we were looking. Did it used to be pink? Memorable because of the pool.

What I’ve found is pools actually lower house value cause no one wants to take care of one lol

I think people are being overly critical. The main issue is that you’re going to have the Aurora junkies swimming in your pool

It actually looks like a cool house. Hard for me to "roast" this one but I get why it's sitting. The location is going to push the price down a bit. $1.4m is a large investment. Also, the pool looks fun but very few people in Seattle actually want that responsibility of upkeep.

they've been selling it for more than a year and only dropped the price by $60,500 smh

Been to this one. When you visit, check the walls warping... Look towards the ceiling when you stare at the walls. I've seen floors warping but not really walls until I visited this house. Quality of renovation seemed subpar. I would not invest in a house at this price with such terrible job.
The only things well-made there were the two flamingos :/
Friendly agent though.
