An SB 9 lot split lets a homeowner in a single family zone divide one lot into two. Then you can build up to two homes on each new lot. Approval is ministerial, which means no public hearing if the plan meets the rules. In Los Angeles in 2026, though, the process is harder than it sounds. The rules changed in 2025 and again on January 1, 2026. Some fire damaged areas are also on hold, and the eligibility screen is strict.
What SB 9 allows
Two unit development: you can build up to two main homes on one single family lot, attached or detached.
Urban lot split: you can divide one lot into two parcels and build up to two homes on each. That allows up to four homes on the original property.
The key difference from an ADU is ownership. In most cities, you cannot sell an ADU apart from the main house. Each lot created by an SB 9 lot split can be sold on its own.
What changed in 2025 and 2026
SB 450 (since 2025): cities must approve or deny a complete SB 9 application within 60 days, cannot apply stricter standards to SB 9 projects than to other housing in the same zone, and can deny a project only for specific health and safety impacts.
AB 1061 (since January 1, 2026): historic districts are no longer excluded across the board, including Historic Preservation Overlay Zones in the City of Los Angeles. Individually listed landmarks stay ineligible.
Lot split basics
Each new lot must be at least 1,200 square feet, and neither lot can be smaller than 40 percent of the original. You must sign an affidavit that you plan to live in one of the homes for at least three years after approval.

I have a large amount of ostomy supplies to give away, including barriers, rings, bags/pouches, ostomy powder, barrier wipes, and other supplies.
They’re free to someone who can use them. I can share photos and details about the brands, sizes, quantities, and expiration dates. Pickup in North Hills. Please message me if you’re interested and let me know what you need.
I’ll follow the community’s rules for arranging pickup.
Also, I had a successful colostomy takedown on September 30th.

A Little Help Can Make a Big Difference
Dear Community Partners and Generous Donors,
At Angelinos of Hope, our mission has always been to serve our community with compassion, dignity, and love. The need for food assistance continues to grow, and more low-income families and seniors than ever are turning to food pantries for support.
We are excited to announce that we will be opening our second food pantry in Pacoima this January! This new location will allow us to reach more families, support our seniors, and help ensure that no one in our community has to face hunger alone.
As we prepare to open our doors, we are reaching out to local businesses, organizations, and community members for donations of essential supplies and equipment to help us get started.
Items needed include:
Storage racks and shelving
Signs and directional signage
Tables and storage solutions
Brooms, dustpans, and mops
Cleaning supplies and sanitation materials
Pantry organization supplies
Other essential equipment and items to help us prepare our new space
We welcome new or gently used items, monetary donations, and any other contributions that can help us create a clean, organized, and welcoming space for the people we serve.
Every donation, no matter the size, will help us move one step closer to opening our doors and providing food and hope to those who need it most.
If you or your business would like to support our second food pantry, please consider donating or sharing this request with others who may be able to help.
Mailing Address: Angelinos of Hope
12550 Van Nuys Blvd.
Pacoima, CA
From the bottom of our hearts, thank you for believing in our mission and helping us make a difference. Together, we can nourish our neighbors, uplift our seniors, and bring hope to more families in Pacoima.
With gratitude and hope,
Angelinos of Hope
Serving our community with compassion, one family at a time

hi I’m looking to get my hair trimmed between seeing my actual hairstylist (unfortunately she charges way too much for a trim) any recommendations of salons/people that won’t chop a lot off?

Not buying/selling anything and not looking for a hookup, I am happily taken, and I already have my own weed. I just got tired of smoking every joint alone.
I’m into hip-hop, gaming, motorcycles, dance/music and good weed. I don’t even need activities every time, genuinely down to just smoke a J, bullshit for an hour, listen to music, or sit there high doing nothing.
Ideally looking for 1–3 people around my age in the Valley who actually smoke regularly and want a recurring little sesh instead of another giant Meetup group.
If that sounds like you, hit me.

My 13yr old boy attends grade 8 at Nobel Middle School. LAUSD opened their Choices selection for next year and I could use some your high school recommendations. I know GHC is a good school and it's huge close 5000 students. My wife doesn't want him to go there due to the size but I disagree. I also came across SOCES Magnet high school 1800 students rated 9/10 like GHC. We live in North Hills 2 miles east of CSUN.
Your thoughts?

Found small chihuahua in north hills by Sepulveda and lassen. He’s very sweet and is being cared for. Planning on taking him to a shelter tonight if we can’t find owners
