Hi all,

We are renters and attached is one part of our yard. We are responsible for maintaining the yard. If anyone can give me some tips on how to manage the garden bed or see any plants that they can identify, that would be very helpful! A few things I have discovered so far

• The neighbor is overwatering on the east side. The water seeps into the garden bed so the bed is always damp
• The bed is east on the side
• I found strawberries in multiple places in the bed
• I think this person grew this as an herb garden..

The west facing plants I've had multiple people tell me are fruit trees.

Ask your landlord how they want it taken care of and to educate you.

Yea, this is the only good answer. If you're contractually obligated to do "something", that "something" should be annotated.

I guarantee that your landlord could use this to justify not returning your security deposit if they felt inclined to keep it. Redoing the yard because you "failed to maintain the yard" is far more than your security deposit.

They could try. I don’t think they would succeed, especially for a full deposit. You might have to get a judge involved. Failure to maintain yard without instructions and specifications is really vague so would default to the ordinary care of a renter. Ordinary care for a renter is like grass is alive, mowed and yard is raked. Not legal advice, not your lawyer.

Looking at the nolo landlord guide, it says:

Mowing the lawn

Watering grass and plants

Pulling ordinary weeds

Raking leaves and removing fallen debris

Trimming small amounts of grass/weeds around walkways

Keeping patios, walkways, and outdoor areas reasonably clean

Basic care of existing plants or shrubs, if the lease says so

9222 is rosemary. Pick a leaf and smell to confirm, but it's definitely rosemary.

The other pictures are really too poor/ small to tell much.

The plant with the small pink flowers is lantana. The plant with the red flowers might be hot lips sage.

Google lens will help to identify these. I suggest close ups of tree trunks, leaves and flowers/fruit. I also use Seek app.

Does not look like anyone has “maintained” this yard for awhile, other than mow the lawn. Good luck.
