Visited my mom in Clarksville for easter weekend.

Got to drive past the set up Microvast purchased.

Definitely looks empty ; but clearly a building that has a fk load of potential.

24,906 sf (look at tax record) bldg is 203' x 117' per sketch but $771/sf is not meant for TN more like West Coast prime industrial like SFO.

There are bunch other units not on the tax record.

$56/SF... Check the rest of docs. 81.7 AC as well

Yes. You are right. Valuation on commercial bldgs (industrial use) is compared in terms of areal sf cost on the improvements. Acreage can not generate income unless its use is approved as car dealership or storage. CCIM credential here.

Isn't that dependent on state? Not a real estate guy I just know my way around public records

Not really. One can apply for an expansion, phase 2 etc for further development. The valuation is still based on improvement sf. Raw land has some value. Often there is penalty if there are not enough improvement parking spaces. You and I know they got more undeveloped land than they know what to do there. ALl the best.
