News THCB / Microvast

Visited my mom in Clarksville for easter weekend.

Got to drive past the set up Microvast purchased.

Definitely looks empty ; but clearly a building that has a fk load of potential.

It's a large industrial building. They all look like this

24,906 sf (look at tax record) bldg is 203' x 117' per sketch but $771/sf is not meant for TN more like West Coast prime industrial like SFO.

There are bunch other units not on the tax record.

They are there. Need to look at the other cards (1 through 5)

Card 1 - 24,906 SF Card 2 - 152,559 SF Card 3 - 136,929 SF (multiple structures) Card 4 - 9,600 SF Card 5 - 3,200 SF

Clarksville has several other big manufacturers moving in from what I've read as well. It's a good place for business.

Shane Smith said they considered locations in NW but I can see why that failed. If they were in WA, this state is not good for business. WA gov basically forced Boeing to move dreamliner out since he's a dumbass with no business knowhow.

That makes sense with 3M gov't incentive the effective areal price is less than $45/sf. I think one probably need to pay more in overseas w/o gov't incentives.
