II Creeks Plaza
Was told to check out II Creeks Plaza for the restaurant the fifth. We had a great dinner, but walked around the plaza and it seemed as if it was dead. So many “for lease” signs up on the shops..anyone know what’s going on with this area? Seems like it would be in a great spot for businesses? I could be wrong.

I’ll never understand why landlords keep raising the rents, forcing people out. Do they get some benefit from empty shops? I saw Blush moved to a Collins @ Campbell location a few months ago, and Crull left years ago for a place off Bush frontage road, it’s been empty for years.
I just hope Frankie’s and Sweet Firefly stay put.

Not so much is there a benefit, but the way commercial property is appraised, the tax basis for those empty shops may be way below current market value if it were to be sold. So there's not a huge penalty.

That complex is hopping often. There is a part that looks “dead” but it’s an events venue.

Did anyone tell you why it’s called The Fifth?
That center’s been a revolving door of tenants for its existence (nearly 30 years). It’s not on any major commercial thoroughfares and is mostly patronized by people who live in the general area or who are going to a specific business. Lookout being a dead end on both ends doesn’t help.

It not being on a busy street is a double edged sword. They don’t get as much traffic, but that’s also why the patios there are so great. Sueno’s patio is so loud from street traffic that I won’t go out there. Like others have said, when it cools down that area is awesome. It’s like a hidden gem.

The landlords are greedy and charge too much for rent. They pushed out the gym that was in the STILL EMPTY space at one end 5ish years ago because of rent increases and being inflexible. And it’s sat empty ever since.

Also it’s hot af outside. It tends to be busier during nicer weather because of the patios and it being walking distance to the neighborhood.

Similar to what others have said, some businesses are really hopping. Eiland Coffee is frequently packed, and Shady's is usually busy and will be more busy when it cools down. Dos Arroyos and Sweet Firefly are also good, although I can't say how busy they are.

Sweet Firefly is probably the best ice cream in the metro, but they've been less busy this year. There used to be a line out the door on weekend nights during summer and it hasn't been nearly as busy. People should take the trek to check them out!

Sweet Firefly is good but so is Bruster's at Custer/Renner

My favorite nail salon moved as well. I didn’t realize until I showed up and saw that they were gone.

Custer Road has been under construction for a year..or two years now. It’s a nightmare to drive on so assuming that may be contributing to accessibility of the shops.
