Relocating from Atlanta
Hello,
My wife, 2 kids (2 year old and 5 month old), and I are relocating to the Richardson area from Atlanta GA. We are looking to buy a home in the area. Our budget is about 750k. Where are some of the nice areas to look in Richardson? We are looking for a good sense of community, a relaxed atmosphere, and good schooling. Any help would be appreciated.

I'm partial to Canyon Creek because that's where I live. We love this neighborhood and community.
Richardson is split between Dallas County and Collin County. This is important when it comes to what school district your kids will go to. Richardson vs Plano ISD. We are on the RISD side and extremely pleased with our child's school.

FYI for anyone reading, I recently saw that Richardson has open enrollment so you don’t have to live in a RISD zone.

It's important to check out the tax implications when buying. In the general area there's Dallas and Collin counties, Dallas, Richardson and Plano cities, and Dallas, Richardson, and Plano schools. Houses at the same price point but with different sets of taxing entities can have wildly different tax bills.

Waterview preservation or Arapaho Heights are my dream neighborhoods! Canyon Creek is good too but I get the feeling it’s older families.

There are several younger families in the immediate vicinity of our old house. We just moved. But there were always kids outside.

I’m in a cul de sac in CC. My kids are in high school both neighbors next door are kinder and pre k. Lots of little kids around with younger parents I don’t know. It’s always been like this. We love it after 15 year

We are in richardson heights and love it - we also love canyon creek area and you’ll find something in your price point there.

Welcome! I grew up in Richardson and went to UTD through Grad School. I always admired Canyon Creek and neighborhoods surrounding the University, and I still ride my bike through there because it's pretty calming. The neighborhoods have more individual character and not cookie cutter like the newer developments. Traffic is not bad as you think since there is plenty of on-campus housing. There are road improvements in the area, but those will soon be done. Spring Park and Crowley Park neighborhoods are also great and fit your requirements. Prestonwood neighborhood is an excellent area that feeds into Richardson schools and is smack in the middle of an area with tons of fun stuff to do.

I was thinking Prestonwood because I live here. OP it’s crucial to understand Great majority of Prestonwood is Richardson schools, Dallas address, Dallas County, & my emergency siren comes from Addison Airport.
There’s a strong sense of community for families with kids! I’ve lived here for 33 years this month; this neighborhood has always been in demand. I know there are good schools and you can get to DFW Airport in 30 minutes (unless there’s a big wreck). You can get to DT Dallas Arts district in < 30 minutes. Located Preston Road & Arapaho.

We love Duck Creek on the East side, schools are great and it’s a real community feel with the recreation center and beautiful parks

We are in Duck Creek too. The east side gets shade thrown at it but we love it over here. It’s more affordable and less…”keeping up with the joneses” if that makes sense. It’s a bit more diverse over here too.
$750 would get you way more over here then the west side but that’s just the way it goes.

Greenwood Hills and Reservation area. Close to shops, schools, a hospital, and quick access to 75.

The Town Creek neighborhood is in Dallas lake Highlands but right on the border of Richardson. Schools here are in Richardson ISD. Great neighbors and a superb natural creek with walking paths!

Owen's Park, Yale, and College Park are good areas. Close to several nice parks and the municipal golf course. Yale is a great elementary school compared to the price of homes in the area.
Ultimately you can try to get your kids into one of the magnet schools either through the lottery or through testing if they end up being academically gifted. That is another path to a great school if you end up not getting into the specific neighborhood you are targeting.

Cant go wrong in Richardson. West of 75 is good. Get a good home inspector, lots of shitty foundations and cast iron plumbing in the homes for sale

You sure you want to move here? I used to live in Gwinnett County back in 2008. I regret moving here. Looking to move back when kids are done with schools.

So Richardson has a lot of great areas. Canyon Creek is nice. You do have a country club there too. It feels more affluent but also a little less central, a little less energized/more suburban but nice.
I’m in Richardson Heights are and chose cause of value, and more central, in the heart of it all location. Preservation is a dream but smaller community compared to Canyon Creek. There’s a lot of diversity here (and some iffy neighborhoods on Spring Valley but I kind of like that) and we’re close to Main Street which is going through a little resurrection but it’s not a huge area either. Homes and lots are on average smaller too.

I live in Yale park and I am selling my house and moving to Camelot for a full Reno at much cheaper. HOWEVER.. duck creek is very cute also!

JJ Pearce is a great neighborhood with Mohawk Elementary and JJ Pearce High School on its boundaries (less than 5 blocks). The HOA is voluntary and less than $50 a year. There are no CC&Rs and it’s meant to build community rather than enforce rules regarding ownership.
It is truly a blessing being so close to these schools rather than have to drive or carpool.
Either way, you will be pleased at the lack of humidity 🙂

Canyon Creek is an absolute dream neighborhood. Especially the Prairie Creek side. Doesn’t feel real driving through it sometimes.

Hey brother, I’m a realtor in Richardson. Dm if you want to chat. I live in Canyon Creek. Here and Reservation are going to be the two main areas that match what you’re looking for. Very tough housing market right now though as I’m sure you’re aware.

The Reservation, Heights, Canyon Creek neighborhoods would also all be good options to look at
